SUBJECT: PINE CREEK APARTMENTS ADDITION — CB 317
FINAL PLAT

BACKGROUND: Gene Dixon proposes to develop Lot 1 Block A of City Block 317 located on
9.714 Acres at the end of Ruby Way. The property is currently zoned Commercial, and Mr.
Dixon is proposing a 136 -unit apartment complex.
STATUS OF ISSUE: The developer has submitted a final plat of the property, along with a
guarantee of construction of public infrastructure, which includes approximately 770' of offsite
sewer main and appurtenances. The developer has secured the necessary utility easements for
construction. It appears that the final plat complies with the City of Paris subdivision
regulations, and was approved by the Planning and Zoning Commission on June 5, 2017.
RECOMMENDATION: Approve the final plat and guarantee of construction of public
infrastructure.
