BACKGROUND: Wayne Brown owns lots 1 -3 of Pecan Place Phase 4 located in the 4300
Block of Pine Mill Road. The property is currently zoned Multi- Family. The owner is
proposing to construct single family dwellings on 3.96 Acres. The preliminary plat was
approved November 7, 2016 and the owner has completed the public infrastructure necessary for
the development.
STATUS OF ISSUE: A final plat was approved in April 2017, however it was not filed for
record. Since then, the owner has modified the plan for Lots 1 & 2, and as such is resubmitting
the final plat to reflect the modifications. The previously approved alignment included a curved
access road in order to avoid an existing structure. The structure has since been demolished, so
the proposed alignment has been straightened. It appears that the final plat complies with the
City of Paris subdivision regulations, subject to the following revisions.
1. Extend the utility easements alongside the access easement to Pine Mill Road
RECOMMENDATION: Approve the final plat with noted revision.
