BACKGROUND: Food Fast Corporation owns 3,173 Acres known as Lot 3 Block A of Cefco
#1097 Addition located on East Loop 286. The property is currently zoned Commercial District
(Q.
STATUS OF ISSUE: The owner has Submitted a replat of the property to subdivide lot 3, and is
proposing to construct a Healthcare Express on 0.914 Acres called Lot 3A, Water service is
available along Loop 286 frontage, and sewer inftastructure would need to be extended from Lot
313 to I..,ot 3A as part of the site improvements. It appears that the plat complies with the City of
Paris subdivision regulations, sub , ject to the following revisions.
1. Provide a site plan identifying available utilities. site access points, fire lanes, building
setbacks, and storm drainage needs.
2. Extend the 10' sanitary sewer easement to Lot 3A for required extension of'sewer.
3. Change the 5' utility easement along Loop 286 frontage to a 10' water fine easement.
RECOMMENDATION: Approve the replat subject to the engineer's recommendations.
