The following members were present, David Hamilton, Louise Hagood, Jerry Harting
and Chris Fitzgerald
The following members were absent: Marilyn Smith and Deanna Manning
Also present was Carta Easton, City Engineer; Stephanie Harris, City Attorney and
concerned citizens.

Motion was made by Chris I-,itzgerald, seconded by Louise I lagood to approve minutes for
the February 6, 2018 meeting. Motion carried 4-0.
3. Public hearing to consider qfand take action on the I)elilion ol'Kenneth Adams, on Lot 30,
City Block 197, being located at 1838 ,Waj)le Avenue.
'The petition requests two (2) variances as 17ollows:
A. A variance of Section 9-102 (1) of the Zoning Ordinance which provides as follows:
9-102 (1):
(1) Schedule nfininninz loo areas- Residential districts in squareftel.
SF -2 mininium lot area- 7,500 SF
The applicant is proposing to construct a home at 1838 Maple Avenue. This property does not
meet the schedule minimus n lot area of 7,500 SF. The applicant is requesting a variance of
seventy-five (75) square feet to allow the construction of a home on a 7,425 SF lot.
B. A variance of Section 9-200 (1) ofthe Zoning Ordinance which provides as follows:
9-200 (1):
(1) Schedule mininnim lot widths- Residential districts,
SF -2 ininirrium lot width- 60ft
The applicant is proposing to construct a home on a forty-five (45) foot wide lot. The applicant is
requesting a fifteen (l 5) foot variance in width.
Public hearing was declared open.
Three individuals spoke in favor of the petition.
Kenneth Adams, 595 NE I" St, Paris, Texas, spoke in favor of the petition. Mr.
Adams stated that there are other lots located next to him and further along the
street that are the same dimensions and have small homes on them. Also, that there
was previously a home on the property. Although lie does not currently have plans
for the proposed home. lie intends to follow the general guidelines of other existing
hornes on the street.
Carla Easton, City Engineer, presented the variance request to the board during the
public hearing, Mrs. Easton stated that there are other lots of the same dimensions
that have homes on them and that the city would not be opposed to the construction
of horne on that lot.
Lynn flood, 1.777 W Houston, Paris, Texas, spoke in flavor of the petition. Mr.
Flood followed suit in agreeing with similar lots having homes on them, but also
mentioned that having a home on the lot Would be better for the city and generate
some income versus, being empty and requiring a lot of maintenance.
No one spoke in opposition.
Public hearing was declared closed.
Motion was made by Jerry Harting, seconded by Chris Fitzgerald to approve both the
seventy-five (75) square foot area and fifteen (15) foot width variances. Motion carried
4-0.
