The owner is proposing <br />to construct an auto detail shop on the lot. Water and sewer services are available to the <br />property. <br />STATUS, OF ISSUE: The owner has submitted a final plat of the property. It appears that the <br />plat complies with the City of Paris subdivision regulations, subject to the following revisions. <br />1. Note the location and finished floor elevations of all proposed structures. <br />2. Install curb and gutters along Booth Str6et and I" NE as part ofthe site development. <br />3. Replace the existing, broken sidewalk along I" NE, <br />The owner has requested that the curb, gutter and sidewalk requirement be waived on all <br />adjacent streets. The Code of Ordinances states in the Subdivision Regulations under Section <br />VIII. Destgn of_Ingiyovements A. Curb and gutter shall be construcled monolithic -with the <br />concrete pavement in accordance with section 29-:57 qf1he Cily (tI'Poris Cade ol'Ordinances. It <br />shall be cons wuc led along bo/hsides ofollstreels and avenues within the suhdivision and along <br />the subdivision's side of'all boundaij, sli'eels. The cost qflhis work tvill not be sublect to any <br />porlicipaling aid by the ("ity, <br />The plat was approved by the Planning & Zoning Commission on June 4, 2018, with the <br />recommendation to waive the requirement to construct the curb,, gutter, and sidewalk, as <br />requested by the owner. <br />RECOMMENDATION: Approve the final plat. <br />
