Item No. 12 <br />TO: Mayor & City Council <br />John Godwin, City Manager <br />FROM: Carla Easton, City Engineer <br />SUBJECT: NEWBERRY ADDITION CB 167 - FINAL PLAT <br />DATE: September 19, 2018 <br />BACKGROUND: Landon and Candace Cope own 1.486 acres called Lot 4, City Block 167 <br />located at 2805 3rd SE. They propose to build a single family home on the lot. The property is <br />currently zoned Agricultural District (A). <br />STATUS OF ISSUE: The owners have submitted a final plat of the property. Water and sewer <br />infrastructure is available to the site, and it appears that the plat complies with the City of Paris <br />subdivision regulations, subject to the following revisions. <br />1. The minimum building line setback shall be 35' in Agricultural zoning districts <br />2. Provide the minimum finished floor elevation for all structures <br />The plat was approved by Planning & Zoning Commission on September 18, 2018. <br />RECOMMENDATION: Approve the final plat with noted revisions. <br />
