SUBJECT: MODERN PYRAMIDS ADDITION 170-C — FINAL PLAT
DATE: August 19, 2019
BACKGROUND: Sami Ebrahim owns 1.376 acres located at 2735 S Church Street, formerly
operating as Anthony Signs. The owner is proposing to develop the lot into a convenience store
with a Taco Casa drive through restaurant. The property is currently zoned Commercial with an
SUP for Fuel Sales.
STATUS OF ISSUE: A site plan was approved by the City Council in 2016, and the owner has
now submitted a final plat of the property. The water main serving the lot is of a substandard
size and cannot support the development needs. The owner will extend an 8" water main
through the lot as part of the required improvements. Sewer is available to serve the site along
Church St.
The owner has provided a guarantee of construction in the form of a cashier's check for the total
cost of the water line in order to proceed with the final plat. The Planning and Zoning
Commission unanimously approved of the final plat on August 5, 2019.
RECOMMENDATION: Approve of the final plat with the guarantee of construction of public
infrastructure.
