SUBJECT: THE CEFCO WEST ADDITION - REPLAT PLAT
DATE: January 17, 2020
BACKGROUND: Fikes Wholesale Inc. owns Lot 1 Block A of Fikes West Paris Addition and
Lot 1 Block A of House Westside Addition located in the 3900 block of Bonham St (US 82 W).
The owner is proposing to construct a new CEFCO Convenience Store on the combined lot to
replace the existing store. The property is currently zoned Commercial with a Specific Use
Permit for Fuel Sales.
STATUS OF ISSUE: The owner has submitted the replat of the property to combine the two
separate lots. Water and sewer utilities are available to the site, and access to the public street is
available but subject to final approval by TxDOT. It appears that the plat complies with the City
of Paris subdivision regulations, subject to the following revisions.
1. Identify existing drainage and utility easements along the frontage
2. Provide proposed building location and finished floor elevation
The plat was approved by the Planning & Zoning Commission on January 6th.
RECOMMENDATION: Approve the replat with noted revisions.
