SUBJECT: TOWNWOOD ESTATES PHASE I REPLAT LOT 17-21 BLOCK A
DATE: April 20, 2020
BACKGROUND: Steven Clay owns lots 17 through 21, Block A of the Townwood Estates
Phase I subdivision located on Cannon Place/Levi Lane. He is proposing to build five single
family homes (one per lot), and would like for each lot to have front entry from Cannon Place
Drive. The original site plan and plat provided for rear access via an alley parallel to Levi Lane.
Mr. Clay is proposing to remove the alley pavement, and construct back yard fences parallel to
Levi Lane.
STATUS OF ISSUE: The owner has submitted a replat of the subject lots to eliminiate the
cross access easement parallel to Levi Lane. It appears the replat complies with the City of Paris
subdivision regulations and the zoning regulations for this Planned Development, with the
following revision.
1. Provide a front yard setback/build line along Cannon Place, distinguishing between the
front and rear yard.
The plat was approved 5-0 by the Planning & Zoning Commission on April 6th.
RECOMMENDATION: Approve the re -plat with noted revision.
