SUBJECT: M & R SULSAR ADDITION, LOT 1, BLOCK A - FINAL PLAT
DATE: July 13, 2020
BACKGROUND: Mark and Roberta Sulsar own 3.533 acres located in the 4000 Block of
Highway 271 North, and are proposing to build a single family home on the subject lot. The
property is currently zoned Agriculture (A) and the future land use recommends Commercial.
STATUS OF ISSUE: The owner has submitted a final plat of the property. Water service is
provided by Lamar County Water Supply. City sewer is not available this far north, so an onsite
septic system will be necessary. Access is provided from Highway 271 North. The property is
not located in a flood zone area. It appears that the final plat complies with the City of Paris
subdivision regulations with the following revision.
1. Provide 20' "Utility" easement from US 271 to the pad site.
2. Clarify the acreage shown on the call. Total property shows 3.533 acres in title block,
with reference to Document 170851-2022 for 1.0 acre.
The Planning and Zoning Commission voted 6-0 to approve the final plat with noted revisions at
their July 6th meeting.
RECOMMENDATION: Approve the final plat with noted revisions.
