SUBJECT: STONE RIDGE PHASE IV BLOCK C LOT 8 AND BLOCK D LOT 7
REPLAT
DATE: July 27, 2020
BACKGROUND: Lucas & Courtney Krogman own Lot 7 Block D and Kory Lawson & Shelbi
Phiffer own Lot 8 Block C of the Stone Ridge Phase IV subdivision. The lots are currently being
developed with single family homes. The common boundary line between the lots has a 15'
utility and drainage easement provided on the final plat, however due to terrain and final building
plans, the channel is actually 10' south of the original lot line/drainage easement. This replat
aligns the dedicated easement with the actual channel as constructed.
STATUS OF ISSUE: The owners have submitted a replat of the subject lots to reflect the true
location of the easement and lot lines. Water, sewer, and street extensions were provided with
the original subdivision. It appears the replat complies with the subdivision regulations.
The final plat was approved 6-0 by the Planning & Zoning Commission on July 61n
RECOMMENDATION: Approve the replat as submitted.
