SUBJECT: 271 NORTH TRAILER ADDITION - CB 30611, FINAL PLAT
DATE: October 26, 2020
BACKGROUND: Mr. John Dyck owns 2.789 acres located in the 3500 block of North Main
(US 271 North Main). The property is currently zoned Light Industrial (LI), and the owner is
proposing to construct a trailer sales office and yard.
STATUS OF ISSUE: The owner submitted a preliminary plat of the property in January 2020,
and is now ready to proceed with the final plat. Water service is available along US 271
frontage, however sanitary sewer is not readily available to the site. An alternative system will
be approved for immediate use, and the developer will be required to install a 4" sewer force
main pipe across the property frontage for future use as part of the site development. Final
location of fire hydrants will be reviewed during the site plan approval process by staff.
It appears that the final plat complies with the City of Paris subdivision regulations with the
noted revision. The Planning & Zoning Commission approved of the final plat with noted
revision at the October P meeting.
RECOMMENDATION: Approve the final plat as noted.
