SUBJECT: Homer -Nash Addition

BACKGROUND: Gary Nash owns 0.87 acres located at 1845-1849 Lamar Ave and 105-115
NE 19th St. There are two lots being platted. The property is currently zoned Commercial (C),
and the owner is proposing to construct a cellular tower on the north lot.
STATUS OF ISSUE: The owner has submitted a final plat of the property. Both water and
sewer are available to the area.
Notes: Staff would like the following amendments be made to the plat. This has passed Planning
and Zoning pending these amendments:
1. 25' R.O.W dedication along 19th St
(Note: Upon further dialogue it was found that this dedication may encroach on
existing parking development by about 3 feet. The engineer will note on the plat
that building and parking are existing and staff recommends accepting this as
existing non -conforming.
2. Existing trees over 19" diameter (9.A.04.006)
3. A roadway width for Lamar Ave (9.A.04.005)
RECOMMENDATION: Staff recommends approval of the final plats with noted revisions.
