SUBJECT: B&M Subdivision CB 70
DATE: March 22, 2021
BACKGROUND: Brian Scott owns 0.493 acres located in the 1600 Block of Pine Bluff. There
are two parcels being combined into one, the property is currently zoned Four Family (417), and
the owner is proposing to construct a multi -family home.
STATUS OF ISSUE: The owner has submitted a final plat of the property. Water and sewer are
available.
Notes: Staff would like the following amendments be made to the plat. This has passed Planning
and Zoning pending these amendments:
1. Show existing drives and sidewalks (9.A.04.006)
2. Show street widths for both Pine Bluff and 17" St (9.A.04.005)
3. Show that this is two lots being merged (9.A.05.008)
4. Add 2.5' of additional ROW dedication along 17th St.
5. Note any trees over 19" in diameter and if they are planned for removal
(9.A.04.006)
RECOMMENDATION: Staff recommends approval of the plat with noted revisions.
