SUBJECT: Consideration of and action on the Final Plat of the Pshigoda Hearon Addition CB
112F, Lot 1, Block A, LCAD Property ID 15829, located at 1608 E Hearon Street.

BACKGROUND
The applicant requested plat approval for the construction of a new duplex at 1608 East Hearon. The
subject property is zoned to MF -l. The site contains approximately 19,200 s.f. Minimum lot dimension
requirements for the plat are met and all setbacks can be met. All submission requirements for the
preliminary and final plats have been met except for a few minor details identified in the engineering
report that can be addressed following approval of both plats. The Planning & Zoning Commission
approved the plats on 11 / 1 /21.
RECOMMENDATION
Staff and the Planning & Zoning Commission recommends approval of the Final Plat, with the following
conditions:
1. 171h Street SE shall be shown upon both the final plat.
2. The surveyor shall determine that the residence at 1546 East Hearon does not encroach onto the
subject property,
