Addition, Lot 1, Block A, LCAD Property ID 126622, located at 1301 NW
Loop 286

BACKGROUND
The applicant requests approval of a replat for the AAA Mini Storage Addition in order to
eliminate a building encroachment of the plat upon the approved final plat of the Downs 298
Addition for the 2nd phase of the mini storage development on the properties.
RECOMMENDATION
Staff recommends approval of the replat subject to the following conditions:
1. Include Firm # on submission (Texas Administrative Code Title 22, Part 6, Chapter
138, Subchapter B, Rule 138.33 (m)).
2. Floodplain Boundary must be shown (City Ordinance Chapter 9, Exhibit A, Section
IV (6) and Section V (8)).
3. The north and south end of the 55' easement centerline shall be tied to a property
corner (City Ordinance Chapter 9, Exhibit A, Section V (9).
4. The 55' easement centerline shall have bearings and distances (City Ordinance
Chapter 9, Exhibit A, Section V (9).
5. This Replat labels L4; however, the table does not include this line or its bearing and
distance. The table shall be relabeled. (City Ordinance Chapter 9, Exhibit A, Section
V (7) & (9)).
6. A 24' fire lane shall be required to be shown extending east to the most easterly drive,
then run south the length of the drive, where it will turn west and tie back into the
shown fire lane. (City Ordinance Chapter 9, Exhibit A, Section V (7), (8), & (9)).
