SUBJECT: Approve the Final Plat of the Michaels 195 Addition, Lot 1, Block A, located
at 5040 FM 195 (LCAD Property ID 50140).
DATE: May 23, 2022
BACKGROUND & DISCUSSION,
The applicant requests approval of a Final Plat. The property is zoned Ag. The intended purpose
for the platting is for the construction of a new single family home. On 5/2/22 the P&Z approved
the plat with conditions.
Recommendation
Staff recommends approval of the Final Plat, subject to the following conditions:
The Final Plat shall show the locations of proposed lots, streets, alleys, easements, parks,
building setback lines (both front and side streets), minimum finished floor elevations for
each lot in the subdivision and other features requested by the City Engineer including
the:
a. The Finished Floor minimum elevation shall be shown
b. Easements shall be extended to the property line
c. Rear yard setback lines shall be shown
Pursuant to the City's Subdivision Ordinance, Section V(8).
2. The preliminary plat shall be resubmitted with revisions from previous comments prior to
release of the Final Plat for recording and issuance of a building permit.
