SUBJECT: Consideration of and action on the Replat of the Northwest Paris Industrial
Park, Lots 1R, Block A, LCAD Property 115907 and 121017, located in the
1555 NW 30th Street.

BACKGROUND
The applicant requests approval of a Replat. The property is zoned LI. The intended purpose
for the platting is for the construction of a new approximate 210,000 s.f. manufacturing &
distribution facility. The use is permitted by right in the LI District. The replat was
recommended for approved by the P&Z on 12/5/22.
RECOMMENDATION
Staff recommends approval of the Final Plat, subject to the following recommended
engineering conditions:
1. The title and other text references a replat and not a final plat. Chapter 9, Exhibit, A,
Section V (3).
2. Please update the leader on the vicinity map so it points to the correct location. Chapter 9,
Exhibit, A, Section V (8).
3. TxDOT has requested a restriction on the property that "no future Loop 286 driveways
shall be installed between 34th street and 30th street". This restriction shall be set and
signed by the property owner. Chapter 9, Exhibit, A, Section V (12).
4. Park Street shall be renamed J Eagan Street to conform to existing street naming. Chapter
9, Exhibit A, Section V (4).
5. J Eagan Dr. East of 30th Street shall be labeled a Private Road (per American Spiral Weld
Plat).
6. The title and other text references shall reference a replat and not a final plat. Chapter 9,
Exhibit, A, Section V (3).
7. The leader on the vicinity map shall be updated so it points to the correct location. Chapter
9, Exhibit, A, Section V (8).

8. For the 34th Street ROW, there are iron rods in the ground denoting this ROW (see
attached). Please conduct the field work to locate these roads and label the ROW width
accordingly so as to ensure the appropriate amount of ROW is dedicated to provide a
final ROW width of 60'. Chapter 9, Exhibit A, Section V (8).
9. A certificate of dedication and certificate of guarantee of workmanship shall be shown.

10. The owner shall enter into a Development Agreement to be approved by the City Council
for City participation and installation of water line for the developer's share of the cost
prior to release of the final plat for recording and issuance of a building permit.
