SUBJECT: Consideration of and action on the Replat of the Westview Addition, Lots 15
and 16, Block B, LCAD Property 20619, located at 1750 W Houston Street.

BACKGROUND
The applicant requests approval of a Replat. The property is zoned SF -2. The intended purpose
for the platting is to accurately establish the boundaries of the parcel that had been previously
recorded at the appraisal district without a plat. The replat was recommended for approved by
the P&Z on 12/5/22.
RECOMMENDATION
Staff recommends approval of the Final Plat, subject to the following recommended
engineering conditions:
1. ROW dedication is required along Houston Street. Chapter 9, Exhibit, A, Section V (8).
a. The distance between the centerline of roadway to the property boundary shall be
shown as 25'.
2. 18th Street NW is required to be shown on the plat. Chapter 9, Exhibit, A, Section IV (5)
& Chapter 9, Exhibit, A, Section V (8).
3. Existing water and sewer lines shall be shown on this plat. Chapter 9, Exhibit, A, Section
IV (7) & Chapter 9, Exhibit, A, Section V (8).
4. The appropriate signature blocks shall be included on this plat. Chapter 9, Exhibit, A,
Section V (14).
