SUBJECT: Consideration of and action on the Final Plat of the Roscoe Estates, LCAD
Property ID 129726, located at the 2200 Block of Old Bonham Rd

BACKGROUND
The applicant requests approval of a Final Plat for the Roscoe Estates in order to establish a plat
for development of a single family home.
RECOMMENDATION
Staff recommends approval of the Final Plat with the following conditions:
1. There appears to be an outfall pipe on the west side of the pond. There shall be a
20ft wide drainage easement dedicated to the City along this pipe from its origin to
either its conclusion or until it meets the property line. (Chapter 9A, Section IV,
(9)(Chapter 9A, Section IX, E)
2. There are multiple discrepancies between the bearings listed under the field notes
and the bearings listed on the drawn plat. These shall be updated to reflect the
correct bearings. (Chapter 9A, Section V, (7))
a. In the fifth paragraph, the field notes state, "Thence South 1'22' East". The
bearing on the drawing reads, "S 1 '22'W"
b. In the sixth paragraph, the field notes state, "Thence North 79010' West".
The bearing on the drawing reads, "S79° 10' W"
3. A revised Preliminary Plat meeting the conditions set by P&Z shall be submitted
before filing of the Final Plat. (Chapter 9B, Section III, (1))
