& 2, Block A

BACKGROUND
The applicant requests approval of a master plat for the Final Plat of the RentOne Subdivision,
Lots 1 & 2, Block A in order to establish a building site for a storage facility.
RECOMMENDATION
Staff recommends denial of the final plat because of the nature and number of the following
conditions:
1. The submission to and tentative approval of a preliminary plat by the Commission shall
be... - Chapter 9A, V (conditions for preliminary plat are included in this memo)
a. A revised copy of the preliminary plat that meets all conditions of approval set
forth by the Planning and Zoning Commission shall be submitted.
b. Any revisions required in the approval of the preliminary plat (excepting things
not generally required on a final plat submission such as physical features) shall
also be made to the final plat.
2. A certificate of guarantee of the workmanship and materials... - Chapter 9A, V, (1 l )
a. In the guarantee block, Bailey Asay is listed as the guarantor. Under the signature
line, Eduardo Rojas is listed as the signing party. This discrepancy shall be
resolved.
3. An accurate boundary survey of the property... Chapter 9A, V, (7)
a. While a point of beginning (P.O.B.) is listed in the legend, the point of beginning
(P.O.B.) is not noted in the drawing.

a. As all four monument pins were set during the preparation of this plat,
documentation of how the locations of these pins were determined shall be
provided.
Preliminary Plat Conditions:
All easements that may be necessary to provide ingress or egress— Chapter 9A, IX
Design of Improvements, I Construction Easements. The proposed plan of the

a. Either the easement relating to the gas line shall be shown or one shall be
dedicated.
b. The drainage and utility easement listed in the Downs 298 Addition shall be
shown.
c. Building lines shall be shown

a. The certifications given are for a final plat rather than the preliminary plat. This
shall be corrected.
4. All physical features of the property to be subdivided, including location and size of all
watercourses, ravines, floodplain... Chapter 9A, IV Preliminary Plat, (6)
a. The floodplain note states that there is not a floodplain one the property. This is
incorrect and shall be corrected.
b. The drainage channel to the west shall be shown
5. An accurate boundary survey of the property, with bearings and distances referenced to
survey lines and established subdivision... Chapter 9A, V Final Plat, (7)
a. Bearing of N Boundary of Lot 2 does not match Downs 298 Addition. This shall
be corrected or explained.
b. The shape of the parcel to the north of Lot 2 is shown incorrectly and shall be
corrected.
6. The location, size and approximate depth of all existing utilities shall be shown...

a. An 811 request shall be required to locate all underground utilities.
7. Layer colors should not be present in the submitted plat.
