Jefferson Road) Subdivision, Phase 1 - Block A, Lots 1-15, Block C, Lots 1-14,
Block D, Lots 1-28, Block E, Lots 1-10, Block F, Lots 1-10, Block G, Lots 1-10,

BACKGROUND
The applicant requests approval of a final plat in order to construct 87 single family homes in
Phase 1 of the Forestbrook Estates planned development.
RECOMMENDATION
Staff recommends approval of the final plat with the following conditions:
1. The submission to and tentative approval of a preliminary plat by the Commission shall
be a condition precedent to the preparation of a final plat. Chapter 9A, V Final Plat:
a. Any conditions of approval for the preliminary plat and master plat shall be
revised before final approval of final plat.
b. Preliminary plat title shall be corrected to "Forestbrook Estates (Paris Jefferson
Road) Subdivision, Phase 1 Preliminary Plat".
c. Master plat title shall be corrected to "Forestbrook Estates (Paris Jefferson Road)
Subdivision Master Plat".
2. Location of Proposed lots, streets, alleys, easements, parks, building setback lines
(both front and side streets), minimum finished floor elevations for each lot... Chapter
9A, V Final Plat (8):
a. Minimum finished floor elevations of each building lot shall be shown on the Final
Plat. Individual lot acreage notes on each parcel may be replaced with the
Minimum FFE's.
b. Typical lot drainage easements shall be removed.
3. The following certificate shall be placed on the plat... Chapter 9A, V Final Plat (14):
a. City Clerk Signature block shall be changed to the correct block as written in the
city ordinance.
