RE: 1471 W Kauftnan St- Van*ance Request <br />E Capital Group LLC <br />fakir Malek <br />539 W Commerce St, Suite 5257 <br />Dallas, TX 75208 <br />ACTION REQUESTED: 320sf variance to minimum 1500sf structure requirement. <br />The above -referenced request was apFroved by the City of Paris Zoning Board of Adjustment <br />("Board") on 8/5/2025 by a vote of :Lj ayes, (J nays and abstaining. <br />On this date, the Board found that the request met the conditions set forth in the City of Paris Area <br />Regulations Ordinance, Section 9-402.1(2). <br />Appeal: Any interested person wishing to appeal this Board decision is required to file a petition <br />for Writ of Certiorari in a district court, county court or county court at law within ten (10) days <br />of the date this decision is filed in the Board's office consistent with section 211.011 of the Texas <br />Local Government Code. <br />The Board of Adjustment hereby approves the variance request based upon the following findings. <br />1. The lot is platted. There are other existing buildings within the vicinity that do not meet <br />the required minimum building size of 1,500 square feet. <br />2. The proposed residential structure of 1,180 square feet in Single -Family Dwelling- F2 <br />cannot meet the required minimum size of 1,500 square feet building per City of Paris Area <br />Regulations, Section 9-402.1(2). <br />3. Whereas the proposed structure does not meet the minimum required size per the code, the <br />request for variance is in harmony with the general purposes and intent of area regulations <br />for residential buildings in Single -Family Dwelling-SF2 contained in the Zoning <br />Ordinance 1710 Section 9-402.1(2) and will protect the character of the immediate vicinity <br />of the area. <br />4. There are no special or unique condition(s) of restricted area, such as the utility easement <br />that exists on the subject parcel of land that causes unusual and practical difficulty or <br />unnecessary hardship in compliance with the provisions sought here to be varied, other <br />than a corner lot that requires two front yard setbacks issue that can be met, irrespectively. <br />5.
