ACTION REQUESTED: 5' variance to minimum 60' lot width requirement.
The above -referenced request was approved by the City of Paris Zoning Board of Adjustment
("Board”) on 10/6/2026 by a vote of ayes,nays andabstaining.

On this date, the Board found that the request met the conditions set forth in the City of Pis Area
Regulations Ordinance, Section 9-201(1 .
Appeal: Any interested person wishing to appeal this Board decision is required to file a petition
for Writ of Certiorari in a district court,, county court or county court at law within ten. (10) days
of the date this decision is filed in the Board's office consistent with section 211.i 11. of the Texas
Local Government Code.
The Board of Adjustment hereby approves the variance request based upon the following findings.
I. The proposed lot 6 in question is under Preliminary and Final plat application process for
City Council approval on Monday, October 26, 2026.
2. The request is to permit the lot width of 55 feet in lieu of required 60 Feet. The current land
configuration of lot 6, being part of Mulberry Addition- Subdivision, is a smaller with
parcel, LCAD No. 14258. Although the requested variance will create a smaller lot width
than what is required (60 Feet) in 2F zoning district, while all other requirements can be
met. The applicant can meet the maximum percentage of lot coverage area which may be
covered by building structure of 35%. He is requesting a lot width variance of 5 feet.
Moreover, some other lot areas within the vicinity also do not meet the minimum lot width
size of 60 feet. The proposed lots meet all the other zoning requirements.
3. Consistently, apart from the Zoning Ordinance 1710 Section 9-201.(l) that refers to lot
w idth, the proposed lot meets the minimum required length, front rear and side yards
setback per the code. The request, if approved, will be in harmony with the general
purposes and intent of area regulations for residential buildings and lot regulations in
Single -Family Dwelling -(2F) District contained in and will protect the character of the
immediate vicinity of the area.
4. There are no special or unique condition(s) of restricted area, that exists on the subject

parcel of land that causes -unusual and practical difficulty or unnecessary hardship in
compliance with the provisions sought here to be varied, other than allow the lot width of
5 5 feet irrespectivelv.

5. The hardship sought to be avoided is not necessarily the result of (a) the applicant's own
actions (self-imposed or self-created) because some other properties enjoy same lot area
within the vicinity and may cause (b) economic or financial "hardship" should the
application be denied.
.41 The provision of the ordinance regulation that is sought to be varied, will deprive the
applicant of reasonable rights to use property that are commonly enjoyed by other
properties such as lot width variance in the Two -Family Dwelling (2F) Zoning District
which are required to comply with these same ordinance provisions.
