RECOMMENDED MOTION:
Move to approve the Master Plat and Preliminary Plat of Lots 1 and 2, Block A, Enns Addition being
number 2975 FM 79, subject to the City Engineer's recommendations.

BACKGROUND:
This is the master and preliminary plat for an existing 4.75 acre piece of land located in the 2900 block
of FM 79 (outside of the Loop).
The preliminary plat consists of lot 1 at the SE corner of FM 79 and CR 31300. A water main, fire
hydrant and sewer service is proposed to be constructed to serve this lot and portions of the future lot. A
private sewer easement will be needed across lot 2 to serve lot l. The owner plans to build a shop to
house his building operation.
The Master Plan adds lot 2 to what is described above. The owner plans to build a house on the lot in
the future.
BOARD/COMMISSION RECOMMENDATION:
The Commission recommended approval of the master plat and preliminary plat, subject to City
Engineer's recommendations by a vote of 6-0 on each plat.

SUBJECT: Enns Addition Master Plat
I have reviewed the master plat of the above referenced addition. It appears that the master plat
complies with the City of Paris subdivision regulations with the following exceptions.
1. Label all trees that are to be removed.
2. If lot 1 is going to have a sewer service across lot 2 then a private sewer easement is
needed. The private easement should be outside the Right-of-Way and city easement.
3. Provide pre-development vs. post-development runoff calculations along with a
preliminary drainage plan for the site. Show what will be done with the additional
runoff.
I recommend approval of the master plat upon completion of the above items.

I have reviewed the preliminary plat of the above referenced addition. It appears that the
preliminary plat complies with the City of Paris subdivision regulations with the following
exceptions.
1. A private sewer easement is needed across Lot 2 for Lot 1. The private easement should
be outside the Right-of-Way and city easement.
2. Add `Block A' to the drawn portion of the plat.
3. Submit civil site plans to the Engineering, Planning and Development Deparhnent for
review.
