Move to approve the Preliminary Plat of Lot 1, Block A, Mirabeau Square 287 Addition, A.K.A. 3552
Lamar Avenue, subject to the City Engineer's recommendations, and deny the Final Plat.

BACKGROUND:
This is the preliminary and final plat for Lot 1, Block A, Mirabeau Square 287 Addition, being number
3552 Lamar Avenue. Staff recommends approval of the preliminary plat subject to the corrections noted
in the attached memo. Staff recommends denial of the final plat because of the existing condition of the
concrete drainage channel (see attached pictures). The drainage channel needs to be repaired before the
City of Paris accepts the final plat.
BOARD/COMMISSION RECOMMENDATION:
The Commission recommended approval of the preliminary plat, subject to City Engineer's
recommendations by a vote of 5-0 on the preliminary plat. The Commission recommended denial of the
final plat, by a vote of 5-0 on the final plat.

SUBJECT: Mirabeau Square 287 Addition
l have reviewed the preliminary plat of the above referenced addition. It appears that the
preliminary plat complies with the City of Paris subdivision regulations with the following
exceptions.
l. Show and label the two different zonings on this lot
2. Add emergency access easements (Fire Lanes) in the front and rear of the center
3. Label the narrowest Right-of-Way widths for Lamar Avenue and Loop 286
4. The drainage channel must be repaired before the City can accept it
5. Provide widths for the easements on page 3 of 3
I recommend approva] of the preliminary plat upon completion of the above items.
