RECOMMENDED MOTION:
Move to approve a Preliminary and Final Plats of Lot 1, Block A, Southwest LTC Addition 313, located
in the 100 Block of SE 47th Street, subject to the City Engineer's recommendations.

BACKGROUND:
This is the preliminar and fnal plats for Lot 1, Block A, Southwest LTC Addition 313, located in the
100 Block of SE 47 Street. The owner is proposing to build a nursing home. Staff recommends
approval of the preliminary and final plats, subject to corrections needed in the attached memos. A
Subdivision Improvement Agreement has been submitted for the infrastructure that will be dedicated to
the City of Paris. Note that the owner's representative stated during the City Council public hearing on
the zoning change that the trees on the east side of the facility would be left to screen the facility from
the neighbors in the Eastgate subdivision and that the plans submitted now show the area being used for
a storm water detention pond.
BOARD/COMMISSION RECOMMENDATION:
The Commission recommended approval of the preliminary and final plats, subject to City Engineer's
recommendation by a vote of 6-0 on the plat.

SUBJECT: Southwest LTC Addition 313
I have reviewed the preliminary plat of the above referenced addition. It appears that the
preliminary plat complies with the City of Paris subdivision regulations with the following
exceptions.
l. Submit a drainage plan for the development.
2. Show the overall Right-of-Way width for SE 471h Street.
3. The minimum easement width is 15-feet.
4. Submit civil site work plans to the Engineering, Planning & Development Department.
I recommend approval of the preliminary plat upon completion of the above items.

This ageement will be for the water line and roadway work.
2. Submit a drainage plan for the development.
3. Show the overall Right-of-Way width for SE 47`h Street.
4. The minimum easement width is l 5-feet.
5. Submit civil site work plans to the Engineering, Planning & Development Department.
I recommend approval of the final plat upon submission of a completed subdivision
improvement agreement and a corrected mylar copy with signatures of the surveyor and owner
prior to December 1], 2009.
