RECOMMENDED MOTION:
Move to approve the Preliminary and Final Plats of Lot 1, Block A, Nelms CB 32, located at 1202 and
1224 Pine Bluff Street, subject to the City Engineer's recommendations.

BACKGROUND:
This is the preliminary and final plats for Lot 1, Block A, Nelms CB 32, located at 1202 and 1224 Pine
Bluff Street. Dennis and Suzette Nelms are proposing to build a structure to combine the two houses
that they own. The two houses currently exist on separate lots and the owner would like to make this
one large lot. Staff recommends approval of the preliminary and final plats, subject to corrections
needed in the attached memos.
BOARD/COMMISSION RECOMMENDATION:
The Commission recommended approval of the preliminary and final plats, subject to City Engineer's
recommendation by a vote of 6-0 on the plat.

SUBJECT: Nelms CB 32
I have reviewed the final plat of the above referenced addition. It appears that the final plat
complies with the City of Paris subdivision regulations with the following exception:
l. Label the Right-of-Way widths on both roadways and show the distance from the center
line of NE 12`h Street to the property line.
2. Label the corner monuments at the northwest corner of the plat.
I recommend approval of the final plat upon submission of a corrected mylar copy with
sipatures of the surveyor and owner prior to December 11, 2009.
