located at 2250 30th Street NW and approve a variance request for curb and gutter.

BACKGROUND:
This is the master, preliminary, and final plat for an existing 1.105 acre piece of land located at 2250 30tn
Street N.W. (outside of the Loop).
The Master Plat is for all of the contiguously owned property. The preliminary and final plats are for lot
2 of the Enns Addition Phase II. The owner plans to build a home on this lot. The lot currently has
water and sewer access and is currently zoned Agriculture so the minimum lot size for a residential lot is
one acre.
Half of the street right-of-way will be dedicated by the final plat for 30t" N.E. Street.
BOARD/COMMISSION RECOMMENDATION:
Planning and Zoning recommended approval of the master plat, preliminary plat, and final plat, subject
to City Engineer's recommendations, by a vote of 4-0 on each plat.

l recommend approval of the preliminary plat upon completion of the above items. The Code of
Ordinance requires that curb and gutter be constructed along the roadway. Either a variance
request must be approved by City Council or the curb or gutter will need to be constructed and
accepted prior to the final plat being approved by the City.

SUBJECT: Enns Addition Phase II
1 have reviewed the final plat of the above referenced addition. At the time of this meino the
developer has not submitted a variance request for the construction of the curb and gutter. If the
variance is submitted and approved by City Council, I recommend that the plat be approved
along with the other changes listed below that need to be made. If the variance request is not
submitted the final plat must be denied based on the Code of Ordinances.
l. Provide the bearing and distance for the new Right-of-Way line.
2. Show all of the setback lines on the plat.
3. Show the proposed water and sewer service.
4. Raise the minimum finished floor elevation to at least elevation 519.5 or higher.
I recommend approval of the final plat if a variance request is submitted and approved and a
corrected final plat mylar submitted with signatures of the surveyor and owners prior ta noon on
May 7, 2010.
