BACKGROUND:
This is the final plat for Lot 1, Block A, Mirabeau Square 287 Addition, located at 3552 Lamar Avenue.
The property has never been platted and the majority of the utilities are not in easements. This plat will
dedicate easements for City utilities and franchise utility companies.
The concrete lined channel on the west side of the property is proposed to be repaired. The owner has
prepared plans that have been approved by the City. The owner has submitted a Subdivision
Improvement Agreement (SIA) for the repair work to the channel. The SIA allows the owner to file the
final plat prior to all of the work being completed that will be dedicated to the City of Paris. For this
project that includes the Concrete lined channel repairs and a valve that will be installed on a water line
that goes underneath the Hibbet's Sports building to a fire hydrant.
BOARD/COMMISSION RECOMMENDATION:
Planning and Zoning recommended approval of this item by a vote of 4-0.

SUBJECT: Mirabeau Square 287 Addition
I have reviewed the final plat of the above referenced addition. It appears that the final plat
colnplies with the City of Paris subdivision regulations with the following exceptions.
1. On page 3 of 3, top right corner, change the wording on the "Proposed Underground
Utility Easement" to "Utility Easement."
2. A Subdivision lmprovement Agreement must be completed prior to Council approval of
this plat. The Agreement is for drainage ditch improvements and installing a valve on a
water line that goes underneath the shopping center to a fire hydrant in the southwest
corner of the shopping center.
I recommend approval of the final plat upon submission of a completed Subdivision
Improvement Agreement and a corrected mylar copy with signatures of the surveyor and owners
prior to noon on June 11, 2010.
