Move to approve the Preliminary Plat of Lot 9, 10, 11, 12, 13 14 and 15, Block A, Pecan Place Addition
Phase II, located at the intersection of Pine Mill Road and 42nd Street S.E., and approving a variance
request for the construction of curb and gutter.

BACKGROUND:
Mr. Wayne Brown, on behalf of Brownstone Properties, is requesting a preliminary plat of Lot 9, 10, 11,
12, 13 14 and 15, Block A, Pecan Place Addition Phase II, located at the intersection of Pine Mill Road
and 42nd Street S.E. in order to build additional multi-family dwelling units. The owner proposes to
extend Castlegate Drive on the east side of Pine Mill Road and construct a cul-de-sac at the end.
The owner is also requesting a variance for construction of curb and gutter along Pine Mill Road, similar
to what Council agreed to do on Phase I of the project.
Staff recommends approval of the preliminary plat and the curb and gutter variance request
BOARD/COMMISSION RECOMMENDATION:
Planning & Zoning recommended approval of the preliminary plat, by a vote of 5-0, at its September 7
meeting.
