RECOMMENDED MOTION:
Consideration of and action on the E reliminary plat and final plat for Dylan's Place 266 Addition being
located in the 1400 Block of NE 20t Street.

BACKGROUND:
This is the preliminary and final plat for Ronnie and Vicki Ballard who plan on expanding the existing
building. The lot currently has utilities and a fire hydrant within 500 feet.
BOARD/COMMISSION RECOMMENDATION:
The Commission recommended approval of the preliminary and final plat, subject to City Engineer's
recommendations by a vote of 5-0 on each plat.

SUBJECT: Dylan's Place 266 Addition Preliminary Plat
I have reviewed the Preliminary plat of the above referenced addition. It appears that the
Preliminary plat complies with the Gity of Paris subdivision regulations with the following
exceptions.
1. Label the plat as block A, lotl.
2. Add a 10-foot building set back line on the west and north property lines.
3. Show existing fire hydrants on the plat with a distance to the nearest property corner.
4. Remove the Acceptance section and Owner's Certificate from the preliminary plat.
I recommend approval of the Preliminary plat upon completion of the above items.

SUBJECT: Dylan's Place 266 Addition Final Plat
I have reviewed the final plat of the above referenced addition. It appears that the final plat
complies with the City of Paris subdivision regulations with the following exceptions.
1. Add a 10-foot building set back line on the west and north property lines.
2. Provide a finished floor elevation for the existing structure.
3. Add the recording reference for the platted subdivision to the west.
4. Add the recording reference volume and page for the property to the east
5. Clarify if the lot to the east is lot 9 or 9A.
I recommend approval of the final plat upon submission of a corrected mylar copy with
signatures of the surveyor and owner prior to noon on November 11, 2011.
