BACKGROUND:
This is the preliminary and final plat of 1.033 acres of land located on the West side of
the 600 Block of NE 25t" Street. The final plat includes one lot for multi-family housing.
No infrastructure is to be dedicated to the City for this addition. This property is zoned
planned development, which will require that the owner submit a detailed site plan to the
Planning & Zoning Commission and City Council in the near future for approval.
BDARD/COMMISSION RECOMMENDATION:
The Commission recommended approval of both the preliminary and final plat subject to
City Engineer's recommendations by a vote of 5-0

SUBJECT: Water Tower Place CB 258 Preliminary Piat
I have reviewed the preliminary plat of the above referenced addition. It appears that the
preliminary plat complies with the City of Paris subdivision regulations with the following
exceptions.
1. The water line in front of the development is a 20-inch water line. The line north of the
property is a 24-inch line.
2. Label the Right-of-Way width for Tudor St.
3. Show the front setback at 25-feet.
I recommend approval of the preliminary plat upon completion of the above items.

1 have reviewed the final plat of the above referenced addition. It appears that the final plat
complies with the City of Paris subdivision regulations with the following exceptions.
1. The Point of Beginning (POB) should be moved from the NE corner to the SE corner.
2. Label the Right-of-Way width for Tudor St.
3. Show the front setback at 25-feet.

signatures of the surveyor and owner prior to noon on January 6, 2012,
