I I ; ¡ ..þ I II d í !(fUff'ill llUl,UI II MEMORANDUM TO: Mayor and City Council Planning and Zoning Commission FROM: Shawn Napier, City Engineer DATE: December 28, 2004 SUBJECT: Pecan Place Addition Phase 1 I have reviewed the preliminary plat of the above referenced addition. I recommend denial of the preliminary plat based on the items listed below. 1. Add' Phase I' to the title of Pecan Place. 2. The minimum lot width in SF-2 Zoning is 60-feet and the minimum square footage is 7,500. Most of the lots in Phase I do not meet these minimum standards. 3. . Show the storm water flow patterns along 36th N.E. and Clement road, show the capacity of the two 3~-inch pipes flowing into Brownwood Subdivision and the size and slope of the channel downstream of 36th St. Northeast through Brownwood. 4. Provide a preliminary drainage plan for Phase I and the subsequent phases that will flow southeast to Brownwood. Show a table with drainage area numbers, coefficients, areas and intensities for Phase I. 5. Outline the drainage watersheds for Phase I. 6. Provide proposed street names. 7. Revise block letters and lot numbers to show the construction phases. 8. Show the set backs for Phase I. 9. Label all of the water and sewer line sizes. 10. Provide data on the Oak Creek lift Station. Provide elevations of the existing gravity pipe into the lift station and the proposed pipe elevation from Phase I. 11. Show the required off site easements required to sewer Phase I into the Oak Creek lift Station. 12. Move the proposed sewer line in the middle of Blocks A and L to Clement road and 36th St. Northeast in the 7.5-foot portion of Right-of-Way to be dedicated. 13. Remove the first two certifications under number 12 of the general notes. 14. Provide construction plans to the Engineering Department. 15. I recommend that the curb and gutter variance requested on Clement road and 36th St. N .E. not be granted. The intersection of 34th St. N .E. and Clement road should be regraded to allow water to flow down curb and gutter and/or storm sewer and inlets if necessary . cc: Tony N.
