Pecan Place Addition Phase 1
I have reviewed the preliminary plat of the above referenced addition. It appears that the
preliminary plat complies with the City of Paris subdivision regulations with the following
exception
1. Show the drainage data for Phase 1.
2. All of the required off site easements for the Phase I sewer into the Oak Creek lift Station
shall be submitted with the fmal plat. All off site easements must be approved by the
City Council. The surveyor's field notes (for the easements) shall be submitted to the
Attorney's Office. The Attorney's office will draft the easement to be signed by the
appropriate property owner. The signed easements shall be submitted with the final plat.
Easement acquisition is the responsibility of the developer.
3. Add a 5-foot utility easement on the West side of Lot 15 in Block A and to the North side
of Lot 1 in Block B.
4. Please revise the following item in #4 of the general notes to read, "All residential lots
have SF-2 zoning."
5. Provide Phase I construction plans to the Engineering Department.
6. The curb and gutter variance requested on Clement Road and 36th St. N.E. can only be
granted by the City Council.
I recommend approval of the preliminary plat upon completion of the above items.
