No. 1710 of the City of Paris, Paris, Texas, be, and the same are hereby changed, and that a

PLANNED DEVELOPMENT - HOUSING DISTRICT (PD-b) the hereinafter described
property, which was formerly and is presently designated as a ONE FAMILY DWELLING
DISTRICT NO. 2(SF-2) AND SPECIFIP~ NNED DIEVELO MENTRSECOMMERCIAL
boundaries of said COMBINATION
DISTRICT (PD-a.l) AND PLANNED DEVELOPMENT - HOUSING DISTRICT (PD-b), be,
and the same are hereby established as follows:
SITUATED within the corporate limits of the City of Paris, County of
Lamar, and State of Texas, and being Lots 9, 9-A, 10, 11, 12 and 13, City Block
259, and more particularly described as follows:
BEGINNING at the northwest corner of Lot 5, Block B, Ridgecrest
Addition, said point being the northwest corner of Lot 9, City Block 259;
THENCE East along the North Boundary Line of Lots 9, 10, 11 and 12,
City Block 259, a distance of 874 feet to a point, the northeast corner of said Lot
12, City Block 259;
THENCE Southwesterly with the East Boundary Line of said Lot 12 and
the East Boundary Line of Lot 13, City Block 259, a distance of 670 feet more
or less to a point in the North Boundary Line of E. Cherry Street, said point
being the southeast corner of the 1 North t
THENCE West along Boundary Line of E. Cherry Street a
distance of 673 feet more or less to a point, the southwest corner of Lot 9, City
Block 259;
THENCE North along the West Boundary Line of said Lot 9, City Block
259 a distance of 639 feet more or less to the place of beginning, located on the
north side of E. Cherry Street at the intersection of Collegiate Drive.
Section 2. That the Director of Community Development of the City of Paris, be, and
he is hereby directed to change the Zoning Map of the City of Paris in accordance with the
provisions of Ordinance No. 1710 and the land use map accompanying the same, and in
accordance with the provisions of this ordinance.
Section 3. The site plan of the property herein rezoned, which is attached as Exhibit A,
is approved.
Section 4. All ordinances and parts of ardinances in conflict herewith are hereby
expressly repealed.
Section 5. This ordinance shall becorne effective immediately upon passage.
PASSED AND ADOPTED by the City Council of the City of Paris, in regular session
convened, in the Municipal Court Room, Police and Courts Building, Paris, Texas, on this the

SUBJECT: Site Plan - Lots 9& 10, City Block 259
I have reviewed the proposed site plan of property shown
above. It appears that the plan complies with the City of Paris
Requirements with the following exceptions and/or additions:
1. Provide fire hydrant(s) so that all structures
can be covered with 500' travel distance.
2. Provide curb and gutter or seek variance.
3. Obtain required permits.
4. Statement that proposed improvements do
not lie in 100 year flood plain.
5. Provide guarantee of construction signed
by Owner.
6. The northern portion of this project may
interfere with the long range plan to connect
Pine .till Road with FM 195, according to
Master Plan.
7. Provide replat of the property.
I recommend approval of this site plan assuming completion of
the above items.
