HALBOUTY, SO AS TO INCLUDE THEREIN TERRITORY rORMERLY <br /> DESIGNATED AS AN AGRICULTURAL DISTRICT (A); DESIGNATING THE BOUNDARIES OF <br /> THE PLANNED DEVELOPMENT DISTR[CT - COMMERCIAL CENTER (PDal) SO <br /> ESTABLISHED; PROVIDING FOR A PENALTY NOT TO EXCEED $2,000.00; REPEALING ALL <br /> ORDINANCES OR PARTS OF ORDINANCES IN CONFLICT HEREWITH; AND PROVIDING <br /> r'OR AN EFFECTIVE DATE OF r'EBRUARY l, 1997. <br /> <br /> BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY ON' PARIS: <br /> <br /> Section 1. That the boundaries heretofore established by the Zoning Map and Ordinance No. 1710 <br /> <br /> of the City of Paris, Paris, Texas, be, and the same are hereby, changed, and that a PLAIVNED <br /> DEVELOPMENT DISTRICT - COMMERCIAL CENTER (PDaI ) be, and the same is hereby, established <br /> on PART OF LOT 23, CITY BLOCK 188-E, on property belonging to MICHEL T. HALBOUTY, so as <br /> to inciude in such PLANNED DEVELOPMENT DISTRICT - COMMERCIAL CENTER (PDa 1) the <br /> hereinafter described property, which was formerly and is presently designated as an AGRICULTURAL <br /> DISTRICT (A), and that the boundaries of said PLANNED DEVELOPMENT DISTRICT - <br /> COMMERCIAL CENTER (PDal), be, and the same are hereby, established as follows: <br /> <br /> SITUATED witllin the corporate limits of the City of Paris, County of Lamar, and <br /> State of Texas, and being Part of Lot 23, City Block 188-E, more particularly described in <br /> metes and bounds as follows: <br /> BEGINNING at a point in the south right-of-way line of FM 1507/Jefferson Road, <br /> also being the Northeast corner of a tract of land owned by the Paris Independent School <br /> District; <br /> THENCE with the south boundary line of FM 1507/Jefferson Road, east and south <br /> as follows: S 845 ° 24' E a distance of 516.71 feet to a concrete monument; THENCE with <br /> a curve to the right with a radius of 329.75 feet to a concrete marker; THENCE S 43° 44' <br /> 2" E a distance of 88.51 feet to a concrete marker; THENCE with a curve to the right with <br /> a radius of 309.65 feet a distance of 168 feet to a concrete marker; THENCE S 18° 06' 44" <br /> E a distance of 422.21 feet to a co»crete marker; THENCE S l 1° 44' 55" E to a concrete <br /> marker; <br /> THENCE S Ol ° 52' 29" E a distance of 783.67 feet to an iron pin for corner; <br /> THENCE 5 88° 07' 31 " W a distance ofi 1160.71 feet to an iron pin for corner; <br /> THENCE N Ol ° 52' 29" W a distance of 711.23 feet to an iron pin; <br /> THENCE with a curve to the right with a radius of 1494.67 feet a distance of 322.46 <br /> feet to an iron pin; <br /> THENCE N 150 29' 00" E a distance of 209.77 feet to an iron pin; <br /> THENCE with a curve to the left widi a radius of 2864.79 feet a distance of 497.50 <br /> feet to an iron pin; <br /> THENCE N 05° 32' 00" E a distance of 20.60 feet to the place of beginning, <br /> containing 40.00 acres of land and being located in the 2700 block of Jefferson Road. <br /> Being described in accordance with the survey made on the ground by J. M. Nelson, <br /> Registereti Public Land Surveyor of Texas, No. 4015, on the day of , 1996. <br /> <br /> Section 2. That the zoning herein granted is conditioned upon the submission of a Site Plan in <br /> accordance with Section 8-302 of Ordinance No. 1710, which after full compliance with the procedure <br /> established in Section 21 of said Ordinance No. 1710, must be approved by the City Cou»cil prior to the <br /> issuance of any building permits. <br /> <br /> Section 3. That the Chief Building Official of the City of Paris, be, and he is hereby, directed to <br /> change the Zoning Map of the City of Paris in accordance with the provisions of Ordinance No. 1710 and <br /> the land use map accompanying the same, and in accordance with the provisions of this ordinance. <br />
