ORDINANCE NO. 97-003 AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1710 OF THE CITY OF PARIS, PARIS, TEXAS, AND CHANGING THE BOUNDARIES ESTABLISHED BY THE ZONING MAP ON' SAID CITY; ESTABLISHING A PLANNED DEVELOPMENT DISTRICT- COMMERCIAL CENTER (PDaI) ON PART ON' LOT 23, C1TY BLOCK 188-E, ON PROPERTY BELONGING TO MICHEL T. HALBOUTY, SO AS TO INCLUDE THEREIN TERRITORY rORMERLY DESIGNATED AS AN AGRICULTURAL DISTRICT (A); DESIGNATING THE BOUNDARIES OF THE PLANNED DEVELOPMENT DISTR[CT - COMMERCIAL CENTER (PDal) SO ESTABLISHED; PROVIDING FOR A PENALTY NOT TO EXCEED $2,000.00; REPEALING ALL ORDINANCES OR PARTS OF ORDINANCES IN CONFLICT HEREWITH; AND PROVIDING r'OR AN EFFECTIVE DATE OF r'EBRUARY l, 1997. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY ON' PARIS: Section 1. That the boundaries heretofore established by the Zoning Map and Ordinance No. 1710 of the City of Paris, Paris, Texas, be, and the same are hereby, changed, and that a PLAIVNED DEVELOPMENT DISTRICT - COMMERCIAL CENTER (PDaI ) be, and the same is hereby, established on PART OF LOT 23, CITY BLOCK 188-E, on property belonging to MICHEL T. HALBOUTY, so as to inciude in such PLANNED DEVELOPMENT DISTRICT - COMMERCIAL CENTER (PDa 1) the hereinafter described property, which was formerly and is presently designated as an AGRICULTURAL DISTRICT (A), and that the boundaries of said PLANNED DEVELOPMENT DISTRICT - COMMERCIAL CENTER (PDal), be, and the same are hereby, established as follows: SITUATED witllin the corporate limits of the City of Paris, County of Lamar, and State of Texas, and being Part of Lot 23, City Block 188-E, more particularly described in metes and bounds as follows: BEGINNING at a point in the south right-of-way line of FM 1507/Jefferson Road, also being the Northeast corner of a tract of land owned by the Paris Independent School District; THENCE with the south boundary line of FM 1507/Jefferson Road, east and south as follows: S 845 ° 24' E a distance of 516.71 feet to a concrete monument; THENCE with a curve to the right with a radius of 329.75 feet to a concrete marker; THENCE S 43° 44' 2" E a distance of 88.51 feet to a concrete marker; THENCE with a curve to the right with a radius of 309.65 feet a distance of 168 feet to a concrete marker; THENCE S 18° 06' 44" E a distance of 422.21 feet to a co»crete marker; THENCE S l 1° 44' 55" E to a concrete marker; THENCE S Ol ° 52' 29" E a distance of 783.67 feet to an iron pin for corner; THENCE 5 88° 07' 31 " W a distance ofi 1160.71 feet to an iron pin for corner; THENCE N Ol ° 52' 29" W a distance of 711.23 feet to an iron pin; THENCE with a curve to the right with a radius of 1494.67 feet a distance of 322.46 feet to an iron pin; THENCE N 150 29' 00" E a distance of 209.77 feet to an iron pin; THENCE with a curve to the left widi a radius of 2864.79 feet a distance of 497.50 feet to an iron pin; THENCE N 05° 32' 00" E a distance of 20.60 feet to the place of beginning, containing 40.00 acres of land and being located in the 2700 block of Jefferson Road. Being described in accordance with the survey made on the ground by J. M. Nelson, Registereti Public Land Surveyor of Texas, No. 4015, on the day of , 1996. Section 2. That the zoning herein granted is conditioned upon the submission of a Site Plan in accordance with Section 8-302 of Ordinance No. 1710, which after full compliance with the procedure established in Section 21 of said Ordinance No. 1710, must be approved by the City Cou»cil prior to the issuance of any building permits. Section 3. That the Chief Building Official of the City of Paris, be, and he is hereby, directed to change the Zoning Map of the City of Paris in accordance with the provisions of Ordinance No. 1710 and the land use map accompanying the same, and in accordance with the provisions of this ordinance.
