AN ORDINANCE AMENDING ZONZNG ORDINANCE N0. 1710 OF THE
CITY OF PARIS, PARIS, TEXAS AND CHANGING THE BOUNDARIES
ESTABLISHED BY THE ZONING MAP OF SAID CITY; ESTABLISHING A
PLANNED DEVELOPMENT DISTRICT-RETAIL AND OFFICE CENTER (PD
a-f) ON PART OF LOT 1, CiTY BLOCK 319, ON PROPERTY BELONGING
TO ERIC S. CLIFFORD, GARY MICHAEL COPELAND AND GAiL C.
DAVIS, SO AS TO INCLUDE THEREIN TERRITORY FORMERLY
DESIGNATED AS A COMMERCIAL DISTRICT (C); AND DESIGPdATING THE
BOUNDARIES OF 1'HE PLAPIPIED DEVELOPMENT DISTRICT-RETAIL AND
OFFICE CENTEP. (PD a-f) SO ESTABLISHED.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
PARIS:
Section 1. That the boundaries heretofore established
by the Zoning Map and Ordinance No. 1710 of the City of
Paris, Paris, Texas, be, and the same are hereby changed,
and that a PLANNED DEVELOPMENT DISTRICT-RETAIL AND OFFICE
CENiER (PD a-f), be, and the same is hereby established on
PART OF LOT 1, CITY BLOCK 319, on property belonging to ERIC
S. CLIFFORD, GARY MICHAEL COPELAND AND GAIL C. DAVIS, so as
to include in such PLANNED DEVELOPMENT DISTRICT-RETAIL AND
OFFICE CENTER (PD a-f) the hereinafter described property,
which was formerly and is presently designated as a
COMMERCIAL DISTRICT (C), and that the boundaries of said
PLANNED DEVELOPMENT DISTRICT-RETAIL AND OFFICE CENTER (PD
a-f), be, and the same are hereby established as follows:
TRACT ONE:
All that certain tract or parcel of land
situated in the corporate lir.iits of the City of
Paris, County of Lamar and State of Texas, a part
of the Iliram IJilliams Survey also being the same
8.225 acre tract of land conveyed to Basil
Stergios from Dixie Harlan by deed recorded in
Vol. 608, Page 52 of the Deed Records of said
County and State and being further described as
follows:
BEGINNING at an iron pin for corner in the
Southeast Boundary Line of F.M. Road 195, the
Northeast corner of said 8.225 acre tract;
THENCE South 0 Degrees 29 Minutes East a
distance of 583.8 feet to a concrete monument for
corner;
THENCE South 0 Degrees 02 Minutes East a
distance of 397.0 feet to a fence post for corner
in the North Boundary Line of Loop Highway No.
286;
THENCE Northwesterly with said North Boundary
Line of said Loop Highway the following:

THENCE Northeasterly with a fence line for
the Southeast Boundary Line of F.M. Highway 195

distance of 328.0 feet;
NORTH 49 Degrees 55 Minutes East a

distance of 140.25 feet to the place of
beginning and containing 8.329 acres of
land, more or less.
SAVE, EXCEPT AND LESS THEREFROM, the
following described tract of land:
Being all that certain tract or parcel of
land situated in the Corporate Limits of the City
of Paris, County of Lamar and State of Texas, a
part of the Hiram Williams Survey and also being a
part of an 8.225 acre tract of land conveyed to
Basil Stergios from Dixie Harlan by Deed recorded
in Volume 608, Page 52 of the Deed Records of said
County and State and being further described as
follows:
BEGINNING at a concrete monument for corner,
the most Westerly corner of said 8.225 acre tract,
at the intersection of the North Boundary Line of
Loop Iiighway 286 with the Southeast Boundary Line
of F.M. Highway No. 195.
THENCE North 45 Degrees 50 Minutes East with
said Southeast Line a distance of 153.0 feet to a
fence post f_or corner;
THENCE South 65 Degrees 35 Minutes East a
distance of 340.27 feet to an iron pin for corner;
THENCE South 24 Degrees 35 Minutes West a
distance of 244.0 feet to an iron pin for corner
in the North Boundary Line of Loop Highway 286;
THENCE Northwesterly with said North Line the

part of a 10.396 acre tract of land conveyed Don
R. Smith et al by deed recorded in Volume 577,
Page 178 of the Deed Records of said County and
State and also being a pat of Lot 1 of the SSLA
Commercial Addition to the City of Paris, as shown
in thePlat Records of said County and State and
being further described as follows:
BEGINNING at an iron pin for corner in the
Northeasterly Boundary Line of Loop Highway No.
286; and point being the Southwest corner of said
Lot 1;
THENCE North 0 Degrees 01 Minute West a
distance of 396.08 feet to a concxete marker, the
Northwest corner of said Lot l;
THENCE South 73 Degrees 24 Minutes East a
distance of 119.96 feet to an iron pin for corner;
THENCE South 4 Degrees 33 Minutes West a
distance of 396.66 feet to an iron pin for corner
in the Northeasterly Boundary Line of Loop Highway
No. 286;
THENCE North 68 Degrees 02 Minutes West a
distance of 89.87 feet to the place of beginning
and containing 0.913 acres of 1and, more or less.
Section 2. The site plan of the property
herein re-zoned, which is attached hereto as Exhibit A,
is approved.
Section 3. That the Director of Community Development
of the City of Paris, be, and he is hereby directed to
change the Zoning Map of the City of Paris in accordance
with the provisions of Ordinance No. 1710 and the land use
map accompanying the same, and in accordance with the
provisions of this ordinance.
Section 4. All ordinances and parts of ordinances in
conflict herewith are hereby expressly repealed.
Section 5. This ordinance shall become effective
immediately upon passage.
Passed and adopted by the City Council of the City of
Paris, in regular se.ssion convened, in the Council Room,
City Hall, Paris, Texas, on this the 13th day of May, 1985.
