AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1710
OF THE CITY OF PARIS, PARIS, TEXAS, AND CHANGING THE
BOUNDARIES ESTABLISHED BY THE ZONING MAP OF SAID CITY;
ESTABLISHING A GENERAL RETAIL DISTRICT (GR) ON PART OF
LOTS 1B AND 5, CITY BLOCK 287, ON PROPERTY BELONGING
TO RAMSEUR BAPTIST CHURCH, SO AS TO INCLUDE THEREIN
TERRITORY FORMERLY DESIGNATED AS A ONE-FAMILY
DWELLING DISTRICT NO. 2(SF-2); AND DESIGNATING THE
BOUNDARIES OF THE GENERAL RETAIL DISTRICT (GR) SO
ESTABLISHED.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
PA RIS:
Section l. That the boundaries heretofore established by the
Zoning Map and Ordinance No. 1710 of the City of Paris, Paris,
Texas, be, and the same are hereby changed, and that a General
Retail District (GR), be, and the same is hereby established on
part of Lots 1B and 5, City Block 287, on property belonging to
Ramseur Baptist Church, so as to include in such General Retail
District (GR) the hereinafter described property, which was for-
merly and is presently designated as a One-Family Dwelling
District No. 2(SF-2), and that the boundaries of said General
Retail District (GR), be, and the same are hereby established as
follows:
Situated within the Corporate Limits of the City of
Paris, Lamar County, Texas; being a part of the Joseph
Leach Survey and being a part of a 3. 28 acre tract of
land described .in a Deed from C. W. Cothran and wife to
the Trustees of the Ramseur Baptist Church, recorded in
Volume 491, Page 442, Lamar County Deed Records;
being more particularly described as follows, to-wit:
BEGINNING at a concrete monument (found) for a
corner, said point being in the South boundary line of
Lamar Avenue and being the present N. E. corner of the
3. 28 acre tract previously mentioned; also being the
present Northwest corner of the Mirabeau Square
Shopping Center property;
THENCE South 00 degrees 55 minutes East, 34. 0
feet to a steel rod for a corner;
THENCE South 00 degrees 30 minutes East, 262. 7
feet to a steel rod (found) for a corner;
THENCE South 89 degrees 53 minutes East, 118.4
feet to a steel rod (found) for a corner;
THENCE South 00 degrees 30 minutes West, 213.5
feet to a steel rod (found) for a corner;
THENCE South 89 degrees 50 minutes West, 118.3
feet to a concrete monument (found) for a corner;
THENCE North 12 degrees 13 minutes West, 217. 8
feet to a steel rod set for a corner;
THENCE North 08 degrees 31 minutes West, 285.3
feet to a steel rod set for a corner, said point being in
the South boundary line of Lamar Avenue;
THENCE with the South boundary line of said Lamar
Avenue along a curve to the left having a radius of 7749. 4
feet and a central angle oE 00 degrees 39 minutes 21
seconds, a distance of 88.7 feet (chord bears North
79 degrees 43 minutes East, 88. 7 feet) to the place of
beginning containing 50, 200 square feet (1. 15 acres),
of which total 8, 775 square feet are presently occupied
by a drainage ditch running Southeast through the above
described tract.
Being described in accordance with an actual survey
made on the ground by Miske S. Wright, Registered
Public Surveyor No. 2103, on the 12th day of April, 1980.
Section 2. That the Director of Community Devd opment of
the City of Paris, be, and he is hereby directed to change the
Zoning Map of the City of Paris .in accordance with the provisions
of Ordinance No. 1710 and the land use map accompanying the
same, and in accordance with the provisions of this ordinance.
Section 3. All ordinances and parts of ordinances in conflict
herewith are hereby expressly repealed.
Section 4. This ordinance shall become effective immediately
upon passage.
Passed and adopted by the City Council of the City of Paris
in regular session convened in the Council Room, City Hall, Paris,
Texas, on this the llth day of August, 1980.
