AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1710
OF THE CITY OF PARIS, PARIS, TEXAS, AND CHANGING THE
BOUNDARIES ESTABLISHED BY THE ZONING MAP OF SAID CITY;
ESTABLISHING AN OFFICE DISTRICT (O) ON A PART OF LOTS 9,
11 AND 12, AND ALL OF LOTS 10 AND 13, BLOCK 4, FELTS
FORT & VARNER ADDITION, AND LOTS 1 AND 2, CITY BLOCK
113A, UPON PROPERTY OF WHICH JOHN LARRY WALI<ER AND
PAUL RICHARD BERCHER OWN A CURRENT OPTION, SO AS TO
INCLUDE THEREIN TERRITORY FORMERLY DESIGNATED AS A
TWO-FAMILY DWELLING DISTRICT (2F); AND DESIGNATING THE
BOUNDARIES OF THE OFFICE DISTRICT (O) SO ESTABLISHED.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
PAR IS:
Section 1. That the boundaries heretofore established by
the Zoning Map and Ordinance No. 1710 of the City of Paris, Paris,
Texas, be, and the same are hereby changed, and that an Office
District (O), be, and the same is hereby established on a part of
Lots 9, 11 and 12, and all of Lots 10 and 13, Block 4, Felts Fort &
Varner Addition, and Lots 1 and 2, City Block 113A, upon property
of which John Larry Walker and Paul Richard Bercher own a current
option, so as to include in such Office District (O) the hereinafter
described property, which was formerly and is presently designated
as a Two-Family Dwelling District (21T), and that the boundaries of
said Office District (O), be, and the same are hereby established as
follows:
Situated within the corporate limits of the City of
Paris, Lamar County, Texas, being a part of the Larkin
Rattan Survey, Abstract No. 778, and also being a part
of Lots 9, 11 and 12, and all of Lots 10 and 13, Block 4,
Felts Fort & Varner Addition, and Lots 1 and 2, City
Block 113A, and being more particularly described as
follows, to-wit:
BEGINNING at an Iron Pipe set for a corner, said
point being the point of intersection of the S/B/L of
Austin Street and the E/B/L of lOth S. E. Street; the
N/W corner of Lot 13 of the Felts, Fort & Varner
Addition;
THENCE with the S/B/L of Austin Street, South
84 ° 25' 0" East, at 175 feet passing the E/B/L of said
Felts, Fort & Varner Addition, continuing in all a total
distance of 310. 7 feet to an Iron Pipe set for a corner;
THENCE South 275. 4 feet to an Iron Pipe set for
a corner, said point being the S/W corner of Lot 2 A
of Paris City Block No. 113 A;
THENCE South 89 ° 20' West, 135 feet to an Iron
Pipe set for a corner, said point being the S/W corner
of Lot 1 of Paris City Block No. 113 -A;
THENCE North 0° 59' West, 100 feet to an Iron
Pipe set for a corner, said point being in the E/B/L of
said Felts, Fort & Varner Addition;
THENCE North 86° West, 175 feet to an Iron Pipe
set for a corner, said point being in the E/B/L of lOth
S. E. Street;
THENCE with the E/B/L of said lOth S. E. Street,
North 0 3' East, 75 feet to an Iron Pipe set for a corner;
THENCE South 88 ° 15' East, 80. 5 feet to an Iron Post
for a corner;
THENCE North 0° 3 6' East, 50 feet to an Iron Post
for a corner;
THENCE North 88 ° 15` West, 80. 5 feet to an Iron
Pipe set for a corner, said point being in the E/B/L of
lOth S. E. Street;
THEN CE with the E/B /L of s aid l Oth S. E. Street,
North 0 ' East, 70 feet to the place of beginning, con-
taining 68, 012 sq. ft. of area. (l. 561 ACRES)
Being described in accordance with an actual survey
made on the ground by A. C. Fryar, Registered Public
Surveyor, No. 549, completed on the 9th day of November,
1974.
Section 2. That the I?irector of Community Development of
the City of Paris, be, and he is hereby directed to change the
Zoning Map of the City of Paris in accordance with the provisions
of Ordinance No. 1710 and the land use map accompanying the same,
and in accordance with the provisions of this ordinance.
Section 3. All ordinances and parts of ordinances in con-
flict herewith are hereby expressly repealed.
Section 4. This ordinance shall become effective imme-
diately upon passage.
Passed and adopted by the City Council of the City of Paris
in regular session convened in the Council Room, City Hall, Paris,
Texas, on this the 9th day of December, 1974.
