2245 ORD AMENDING ZONING ORDINANCE NO 1710 PROVIDING FOR ONE MAIN BUILDING UPON LOT WHEN USED FOR ONE-FAMILY OR TWO-FAMILY USEORDINANCE NO. 2245 AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1710 OF THE CITY OF PARIS, PARIS, TEXAS, PROVIDING FOR ONE MAIN BUILDING UPON A LOT WHEN USED FOR ONE-FAMILY OR TWO-FAMILY USE AND PROVIDING FOR MORE THAN ONE MAIN BUILDING UPON A LOT WHEN SAID BUILDINGS FACE UPON A PUBLIC STREET, AND MORE THA-N ONE MAIN BUILDING NOT FACING UPON A PUBLIC STREET UPON APPROVAL BY THE PLANNING AND ZONING COMMISSION OF A SITE PLAN, WHEN SAID USE IS FOR MULTIPLE-FAMILY DWELLING, RETAIL, COMMERCIAL, INDUSTRIAL OR A COMBINATION OF SAME; PRO- VIDING FOR A PEAIALTY NOT TO EXCEED $200. 00; REPEALING ALL ORDINANCES OR PARTS OF ORDINANCES IN CONFLICT HEREWITH; AND PROVIDING FOR AN EFFECTIVE DATE OF NOVEMBER 1, 1975. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF PARIS: Section 1. That Paragraph 14-102 of Ordinance No. 1710 of the City of Paris, Paris, Texas, be amended to read as follows: " 14 -102 Location of Dwellings and Buildings Only one main building for one -family and two -family use with permitted accessory buildings may be lo- cated upon a lot or unplatted tract. Every one - family or two-family dwelling shall face or front upon a public street, other than an alley. Where a lot is used for Multiple-family dwelling, retail, commercial, industrial purposes, or a combina- tion of same, more than one (1) main building may be located upon the lot, but only when such buildings conform to all the open space, parking and density requirements applicable to the uses and districts and when all such main buildings face upon a public street, other than an alley. Whenever two or more main buildings, or por- tions thereof, are placed upon a single lot or tract and such buildings will not face upon a public street, the same may be permitted when the site plan for such development is approved by the Planning and Zoning Commission. No parking area, storage area, or required open space for one building shall be computed as being the open space, yard or area requirements for any other dwelling or other use. This para- graph shall not be used to limit or restrict de - velopment according to approved site plan in a Planned Development District (PD) or in a Public Lands and Institutions District (PLI). " l Section 2. Any person violating any of the provisions of this ordinance shall be guilty of a Class "C" Misdemeanor, and upon conviction shall be fined in any sum not to exceed $200. 00. Section 3. All ordinances or parts of ordinances in conflict herewith are hereby expressly repealed. Section 4. 'Ihis ordinance shall become effective on November 1, 1975.
