RECOMMENDED MOTION:
Move to approve the variance request for the construction of curb & gutter, Master Plat, Preliminary
Plat, and Final Plat of Lot 1 and 2, Block A, D& P Addition, being located at 1150 Clement Road.

BACKGROUND:
This is the master, preliminary and final plats for Lot 1 and 2, Block A, D& P Addition, being located at
1150 Clement Road. Daniel Blount is proposing to expand the current office for D& P Contractors by
2,500 square feet.
A variance request for the construction of curb and gutter has been submitted for the current street
frontage along Clement Road. If the variance request is not approved the final plat must be denied.
BOARD/COMMISSION RECOMMENDATION:
The Commission recommended approval of the master plat, preliminary plat, and final plat, subject to
City Engineer's recommendations by a vote of 6-0 on each plat.

SUBJECT: D&P Addition CB 281 Master Plat
I have reviewed the master plat of the above referenced addition. It appears that the master plat
complies with the City of Paris subdivision regulations with the following exceptions.
1. Show the creek and ditch center lines.
2. Label the street width for Clement Road.
3. Show the back setback at 10-feet.
4. Show how lot 2 will get water and sewer access.
I recommend approval of the master plat upon completion of the above items.

SUBJECT: D&P Addition CB 281 Final Plat
I have reviewed the final plat of the above referenced addition. It appears that the final plat
complies with the City of Paris subdivision regulations with the following exception.
1. Correct the last paragraph in the field notes that shows a bearing of North 85-degrees, it
conflicts with the drawing that shows North 88-degrees.
2. Change the owner's name in the dedication, guarantee and notary lines.
3. Provide minimum finished floor elevations for all existing and proposed buildings and
structures.
4. Add a note concerning how the 20-foot utility easement and the 40-foot drainage
easement where created.
I recommend approval of the final plat upon submission of a corrected mylar copy with
signatures of the surveyor and owner prior to noon on June 8, 2012.
