AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1710 OF THE
CITY OF PARIS, PARIS, TEXAS, AND CHANGING THE BOUNDARIES FS-
TABLISHED BY THE ZONING MAP OF SAID CITY, FSTABLISHING A
GENERAL RETAIL DISTRICT (GR), LIMITED SO THAT IT DOES NOT PER-
MIT OR INCLUDE THE FOLLOWING USFS: GASOLINE SERVICE STATION,
TIRE RETREADING AND CAPPING, AND RESTAURANT WITH DRIVE-IN SER-
VICE, AND SET OUT TO BE FURTHER LIMITED AND CONDITIONED THAT
NO USE BE MADE OF SAID PROPERTY UNTIL A FOUR FOOT CHAIN LINK
FENCE, ACCOMPANIED WITH A DENSE "GREEN BELT" SCREF-IVING OF TALL
GROWING PLANTS, HAS BEEN PLACED ALONG THE NORTH BOUNDARY LINE
OF THE PROPERTY HEREIN DFSCRIBED, ON A PART OF LOTS 10, 11, 12
AND 13 IN BLOCK A OF THE FIRST INSTALLMENT OF JOHNSON WOODS
ESTATFS, FRONTING APPROXIMATELY 391.79 FEET ON THE NORTH SIDE
OF CLARKSVILLE STREET, ON PROPERTY BELONGING TO F. I.
McCLANAHAN AND CHARLES D. McMILLAN, SO AS TO INCLUDE THEREIN
TERRITORY FORMERLY DFSIGNATED AS A MULTIPLE FAMILY DWII.LING
DISTRICT NO. 1(MF-1); DESIGNATING THE BOUNDARIES OF THE
GENERAL RETAIL DISTRICT (GR), LIMITED SO THAT IT DOES NOT PER-
MIT OR INCLUDE THE FOLLOWING USES: GASOLINE SERVICE STATION,
TIRE RETREADING AND CAPPING, AND RESTAURANT WITH DRIVE-IN SER-
VICE, AND SET OUT TO BE FURTHER LIMITED AND CONDITIONED THAT
NO USE BE MADE OF SAID PROPERTY UNTIL A FOUR FOOT CHAIN LINK
FENCE, ACCOMPANIED WITH A DENSE "GREEN BELT" SCREENING OF TALL
GROWING PLANTS, HAS BEEN PLACED ALONG THE NORTH BOUNDARY LINE
OF THE PROPERTY HEREIN DESCRIBED, SO FSTABLISHED; AND PLACING
THE PROPERTY HEREIN INVOLVED IN THE FIRE LIMITS.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF PARIS,
PARIS, TEXAS:
Section 1. That the boundaries heretofore established by
the Zoning Map and Ordinance No. 1710 of the City of Paris,
Paris, Texas, be, and the same are hereby changed, and that a
General Retail District (GR), limited so that it does not per-
mit or include the following uses: Gasoline Service Station,
Tire Retreading and Capping, and Restaurant with Drive-in Ser-
vice, and set out to be further limited and conditioned that no
use be made of said property until a four foot chain link fence,
accompanied with a dense "green belt" screening of tall growing
plants, has been placed along the North Boundary Line of the
property herein described, be, and the same is hereby established
on a part of Lots 10, 11, 12 and 13 in Block A of the First
Installment of Johnson Woods Estates, fronting approximately
391.79 feet on the North Side of Clarksville Street, on property
belonging to F. I. McClanahan and Charles D. McMillan, so as to
include in such General Retail District (GR), limited so that it
does not permit or include the following uses: Gasoline Service
Station, Tire Retreading and Capping, and Restaurant with Drive-
in Service, and set out to be further limited and conditioned
that no use be made of said property until a four foot chain link
fence, accompanied with a dense "green belt" screening of tall
growing plants, has been placed along the North Boundary Line of
the property herein described, the hereinafter described pro-
perty, which was formerly and is presently designated as a
Multiple Family Dwelling District No. 1(MF-1), and that the
boundaries of the said General Retail District (GR), limited so
that it does not permit or include the following uses: Gasoline
Service Station, Tire Retreading and Capping, and Restaurant with
Drive-In Service, and set out to be further limited and condi-
tioned that no use be made of said property until a four foot
chain link fence, accompanied with a dense "green belt" screening
of tall growing plants, has been placed along the North Boundary
Line of the property herein described, be, and the same are here by
established as follows:
A part of the George W. Cox Survey and situated within
the corporate limits of the City of Paris, La.mar County,
Texas, and bein g part of Lots 10, 112 12 and 13 in
Block A of the First Installment of Johnson Woods Estates,
described as follows:
Beginning at the South East Corner of Lot 13, being
the intersection of the East Boundary Line of Lot 13
with the North Boundary Line of Clarksville Street;
Thence in a Northerly direction to the North East
Corner of Lot 13, the same being in the South Boundary
Line of 28th Street, S. E.;
Thence in a North Westerly direction parallel with
the North Boundary Line of Clarksville Street, a dis-
tance of 300 feet more or less to the West Boundary
Line of Block A of the First Installment of Johnson Woods
Estates;
Thence in a South Westerly direction along the West
Boundary Line of said Block A to its intersection wit h
the North Boundary Line of Clarksville Street;
Thence in a South Easterly direction approximately
391.79 feet to the place of beginning.
Section 2. That the City Engineer of the City of Paris,
be, and he is hereby directed to change the Zoning Map of the
City of Paris in accordance with the provisions of Ordinance No.
1710 and the land use map accompanying the same, and in accord-
ance with the provisions of this ordinance.
Section 3. That the above described property shall be and
is hereby placed in the Fire Limits of the City of Paris.
Section 4. Al1 ordinances and parts of ordinances in con-
flict herewith are hereby expressly repealed.
Section 5. This ordinance shall become effective imme-
diately upon passage.
Passed and adopted by the City Council of the City of
Paris in regular session convened in the Council Room, City
Hall, Paris, Texas, on this the 8th day of December, 1969.
