AN ORDINANCE AMENDING ZONING ORDINANCE NO, 1710 OF THE
CITY OF PARIS, PARIS, TEXAS, AND CHANGING THE BOUNDARIES ES-
TABLISHFD BY THE ZONING MAP OF SAID CITY; ESTABLISHING A
PLANNED DEVEi.OPMENT DISTRICT (PD), COMMUNITY UNIT DEVELOPMENT
AND SHOPPING CENTER, LIMITED TO THAT WHICH COULD BE PLACED
WITHIN A NEIGHBORHOOD SERVICE DISTRICT (NS), ON LOT 81 CITY
BLOCK 266, ON PROPERTY BELONGING TO LOISE LILLIAN PIERCE, SO
AS TO INCLUDE THEREIN TERRITORY FORMERLY DESIGNATED AS AN
ONE-FAMILY DWELLING DISTRICT NO. 2(SF-2); AND DESIGNATING
THE BOUNDARIES OF THE PLANIVED DEVELOPMENT DISTRICT (PD),
COMM[TNITy UNIT DEVEI,OPMFIVT AND SHOPPING CENTER, LIMITED TO
THAT WHICH COULD BE PLACED WITHIN A NEIGHBORHOOD SERVICE
DISTRICT (NS), SO ESTABLISHED.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF PARIS,
PARIS, TEXAS:
Section 1. That the boundaries heretofore established
by the Zoning Map and Ordinance No. 1710 of the City of Paris,
Paris, Texas, be, and the same are hereby changed, and that a
Planned Development District (PD), Community Unit Development,
be, and the same is hereby established on a Part of Lot 82
City Block 266, on property belonging to Loise Lillian Pierce,
so as to include in such Planned Development District (PD),
Community Unit Development, the hereinafter described property,
which was formerly and is presently designated as an One-Family
Dwelling District No. 2(SF-2), and that the boundaries of said
Planned Development District (PD), Community Unit Development,
be, and the same are hereby established as follows:
Situated within the Corporate Limits of the City of
Paris, County of Lamar and State of Texas, a part of
Hiram Williams Survey, and bein g all of a 0.51 acre
tract of land conveyed Selby Pierce by deed recorded
in Vol. 409, Page 356, also being a part of a 5 acre
tract of land conveyed Selby Pierce by deed recorded
in Vol. 336, Page 628, also being a part o.f a 10.7
acre tract of land conveyed Selby Pierce by deed re-
corded in Vol, 277, page 486, of the Deed Records of
said County and State.
Beginning at a stake at the North West Corner of a
0.50 acre tract of land conveyed W. T. Murphy by deed
recorded in Vol. 408, Page 477, Deed Records, Lamar
County, Texas, the same being 204.5 feet North of the
North Boundary Line of Farm Road 195;
Thence North 47 Deg. Ea.st a distance of 104 feet to
a stake in the North East Corner of said Murphy tract
of land;
Thence North 1 Deg. East a distance of 600 feet to
a stake for corner in the Ea.st Boundary Line of said
10.07 acre tract of land;
Thence North 63 Deg. West along the South Boundary
Line of Loop 286 a distance o.f 599 feet to a stake at
the North Corner of said 0.51 acre tract of land;
Thence South 23 Deg. West a distance of 501 feet
to a stake in the West Boundary Line of said 5 acre
tract of land;
Thence South a distance of 381 feet to a stake at
the South West Corner of said 5 acre tract of land;
Thence South 88 Deg. 40 Min. East a distance of
308 feet to a stake in the South Ea,st Corner of said
5 acre tract of land;
Thence South 101 feet to a stake for corner;
Thence South 88 Deg. 40 Min. Ea,st 346 feet, more
or less, to the place of beginning and containing
12.20 acres of land.
Section 2. That the bounda,ries heretofore established
by the Zonin g Ma,p and Or dinance No. 1710 of the City of Paris,
Paris, Texas, be, and the same are hereby changed, an d that a
Planned Development District (PD), Shopping Center, limited
to that which could be placed within a Neighborhood Service
District (NS), be, and the same is hereby established on a
Part of Lot 8, City Block 266, on property belonging to Loise
Lillian Pierce, so as to include in such Planned Development
District (PD), Shopping Center, limited to that which could
be placed within a Neighborhood Service District (NS), the
hereinafter described property, which was formerly and is
presently designated as an One-Family Dwelling District No, 2
(SF-2), and that the boundaries of said Planned Development
District (PD), Shopping Center, limited to that which could
be placed within a Neighborhood Service District (NS), be,
and the same are hereby established as follows;
Situated within the Corporate Limits of the City
of Paris, County of Lamar and State of Texas, a part
of the Hiram Williams Survey, and being all of a
0.51 acre tract of land conveyed Selby Pierce by deed
recorded in Vol. 409, Page 356, also being a part of
a 5 acre tract of land conveyed Selby Pierce by deed
recorded in Vol. 336, Page 628, also being a part of
a 10.7 acre tract of land conveyed Selby Pierce by
deed recorded in Vol. 277, Page 486, of the Deed
Records of said County and State.
Beginning at a stake for corner in the North-
westerly Boundary Line of Farm Road 195 at the
Southwest corner of said 10.7 acre tract o.f land;
Thence North 51 Deg. East along the Northwesterly
Boundary Line of Farm Road 195 a distance of 431 ft.
to a stake at the Southwest corner of a 0.50 acre
tract of land conveyed W. T. Murphy by deed recorded
in Vol. 408, Page 477, of said Deed Records;
Thence North a distance of 204.5 ft, to a stake
at the Northwest corner of said Murphy tract of land;
Thence North 88 Deg. 40 Min. West 346 feet, more
or less, to a stake for corner;
Thence South 468 feet to the place of beginning
and containing approximately 2.66 acres of land.
Section 3. That the City Engineer of the City of Paris,
be, and he is hereby directed to change the Zoning Map of the
City of Paris in accordance with the provisions of Or dinance
No. 1710 and the land use map accompanying the same, and in
accordance with the provisions of this ordinance.
Section 4. All ordinances and parts of ordinances in
conflict herewith are hereby expressly repealed.
Section 5. This ordinance shall become effective imme-
diately upon passage.
Passed and adopted by the City Council of the City of
Paris in regular session convened in the Council Room, City
Hall, Paris, Texas, on this the 14th day of September, 1970.
