POLICY ISSUE(S): Plat Approval BACKGROUND: This is the preliminary plat for Lot l, Block A, Farris 235-A Addition, being located at 1818 West Henderson Street (see attached aerial). DeWayne and Patricia Farris are proposing to build a home on the lot. A preliminary plat is a lot, tract or parcel of land that is not to be recorded of record at the courthouse, but is only a proposed division of land for review and study by the City of Paris. BOARD/COMMISSION RECOMMENDATION: The Commission recommended approval of the preliminary plat, subject to City Engineer's recommendations by a vote of 6-0. Director of Engine Planning and Development DATE: June 26, 2012 SUBJECT: Farris 235-A Addition Preliminary Plat 1 have reviewed the preliminary plat of the above referenced addition. It appears that the preliminary plat complies with the City of Paris subdivision regulations with the following exceptions. 1. Provide and label the Street and Right-of-Way (ROW) width for Henderson St. 2. The Major Thoroughfare Plan for the City of Paris calls for Henderson Street to be a Collector level roadway which requires at least 60-feet of Right-of-Way (ROW). The existing ROW width in front of the subject property is 50 feet. Therefore a 5-foot ROW dedication is required. 3. Show the creek center line and the top of banks. 4. Show the both sides of the existing drainage easement. 5. Label the flood plain as floodway and FEMA map date August 16t", 2011. 6. Provide a bench mark. 7. Label the building line setbacks: rear yard 10-feet and all side yards 5-feet. 8. Move the "Lot 1" text on the drawing to a different location, the volume and page is covering it. 9. Remove the Acceptance and Owner's Certification sections on the preliminary plat.
