1437 RES BEEN CALLED TO ATTENTION OF CITY COUNCIL THAT TRACTS 1 AND 2 CHANGED FROM ONE-FAMILY DWELLING TO PLANNED DEVELOPMENTRESOLUTION NO. 1437
WHER EAS, it has been called to the attention of the City
Council of the City of Paris, Paris, Texas, that Tracts land
2, hereinafter described, belonging to Loise Lillian Pierce,
were at her request, by Ordinance No. 1976, passed September 14,
1970, changed from a One-Faznily Dwelling District No. 2(SF-2)
to a Planned Development District (PD), Community Unit
Development, in the case of Tract 1, and Planned Development
District (PD), Shopping Center, limited to that which could be
placed within a Neighborhood Service District (NS), in the case
of Tract 2; and,
WHEREAS, it is the opinion of the City Council that when
property re-zoned for the purpose of development to some zon-
ing other than that of the adjacent property, that after a
reasonable period of time without the proposed development
occurring, that said property should be back zoned to the
classification it previously had; and,
WHERFAS, the property herein being considered, is de-
scribed in two tracts, as follows:
TRACT l: Situated within the Corporate Limits of
the City of Paris, County of Lamar and State of Texas,
a part of Hiram Williams Survey, and being all of a
0.51 acre tract of land conveyed Selby Pierce by deed
recorded in Vol. 409, Page 356, also being a part of a
5 acre tract of land conveyed Selby Pierce by deed re-
corded in Vol. 336, Page 628, also being a part of a
10.7 acre tract of land conveyed Selby Pierce by deed
recorded in Vol. 277, Page 486, of the Deed Records of
said County and State.
Beginning at a stake at the North West Corner of a
0.50 acre tract of land conveyed W. T. Murphy by deed
recorded in Vol. 408, Page 477, Deed Records, Lamar
County, Texas, the same being 204.5 feet North of the
North Boundary Line of Farm Road 195;
Thence North 47 Deg. East a distance of 104 feet
to a stake in the North East Corner of said Murphy
tract of land;
Thence North 1 Deg. East a distanc e of 600 feet to
a stake for corner in the East Boundary Line of said
10.07 acre tract of land;
Thence North 63 Deg. West along the South Boundary
Line of Loop 286 a distance of 599 feet to a stake at
the North Corner of said 0.51 acre tract of land;
Thenc e South 23 Deg. West a distance of 501 feet
to a stake in the West Boundary Line of said 5 acre
tract of land;
Thence South a distance of 381 feet to a stake at
the South West Corner of said 5 acre tract of land;
Thence South 88 Deg• 40 Min. East a distance of
308 feet to a stake in the South East Corner of said
5 acre tract of land;
Thence South 101 feet to a stake for corner;
Thence South 88 Deg. 40 Min. Ea.st 346 feet, more
or less, to the place of beginning and containing
12.20 acres of land.
TRACT 2: Situated within the Corporate Limits of
the City of Paris, County of Lamar and State of Texas,
a part of the Hiram Williams Survey, and being all of
a 0.51 acre tract of land conveyed Selby Pierce by
deed recorded in Vol. 409, Page 356, also being a part
of a S acre tract of land conveyed Selby Pierce by
deed recorded in Vol. 336, Page 628, also being a part
of a 10.7 acre tract of land conveyed Selby Pierce by
deed recorded in Vol. 277, Page 486, of the Deed
Records of said County and State.
Beginning at a stake for corner in the North-
westerly Boundary Line of Farm Road 195 at the
Southwest corner of said 10.7 acre tract of land;
Thence North 51 Deg. East along the Northwesterly
Boundary Line of Farm Road 195 a distance of 431 ft.
to a stake at the Southwest corner of a 0.50 acre
tract of land conveyed W. T. Murphy by deed recorded
in Vol. 408, Page 477, of said Deed Records;
Thence North a distance of 204.5 ft. to a stake
at the Northwest corner of said Murphy tract of land;
Thence North 88 Deg. 40 Min. West 346 feet, more
or less, to a stake for corner;
Thence South 468 feet to the place of beginning
and containing approximately 2.66 acres of lan d.
NOW, THIIZEFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF PARIS, PARIS, TEXAS, That Tracts 1 and 2, herein de-
scribed, belonging to Loise Lillian Pierce, are hereby referred
to the Planning and Zoning Commission for the purpose of consi-
dering an amendment to Zoning Ordinance No. 1710, to change
said tracts from a Planned Development District (PD), Community
Unit Development, and a Planned Development District (PD),
Shopping Center, limited to that which could be placed within
a Neighborhood Service District (NS), to a One-Family Dwelling
District No. 2 (SF-2); and,
BE IT FURTHIIZ RFSOLVED, That a public hearing be held by
and before the City Council of the City of Paras, Paris, Texas,
at 7:00 o'clock P. M., on the 13th day of September, 1971, in
connection with the proposed re-zoning of the two above de-
scribed tracts.
