SUBJECT: POTTERS INDUSTRIES, LLC ADDITION 355 FINAL PLAT

BACKGROUND: Potters Industries owns lot 10 City Block 355, located at 1607 19`" NW
Street. The lot has never been platted. The lot is currently zoned Heavy Industrial (HI). The
Planning & Zoning Commission voted to approve the final plat on a vote of 4-0 at its May 6th
meeting.
STATUS OF ISSUE: Potters Industries is proposing to add a building on the site. The
infrastructure required to support the existing and proposed buildings currently exist. Two fire
hydrants are located inside the fence. It has been determined that these hydrants are directly
connected to the City's water mains. It was previously thought that the hydrants had been
connected downstream of Potter's water meter. Easements have been included on the final plat
for the two fire hydrants and associated water lines.
BUDGET: N/A
RECOMMENDATION: Approve the final plat of Potters Industries.

SUBJECT: MARTIN BLOCK ADDITION REPLAT
DATE: May 7, 2013
BACKGROLTND: Property Partners I, LLC is the owner of lots 1-20, Block A of the Martin
Block Addition, located in the 600 block of 7th NW Street. They are in the process of renovating
the existing Westgate Apartment complex. They have submitted this replat for consideration.
The property is currently zoned Commercial (C). The Planning & Zoning Commission voted to
approve the replat on a vote of 4-0 at its May 6th meeting.
STATUS OF ISSUE: Property Partners I, LLC would like to convert the current 20 lot
configuration into a lot configuration that will place each apartment building into a separate lot.
The original plat had a typical residential lot layout, which does not match the proposed layout.
The apartment complex was previously served with seven water meters and a single sewer
service. The owner's proposed plan provides private easements between lots to the water meters.
All of the existing on-site sewer and services are proposed to be private.
BUDGET: N/A
RECOMMENDATION: Approve the replat of the Martin Block Addition.
