ORDINANCE NO.
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF PARIS,
PARIS, TEXAS, APPROVING THE SITE PLAN FOR A PLANNED
DEVELOPMENT DISTRICT-HOUSING DEVELOPMENT (PD-b),
PREVIOUSLY ESTABLISHED BY THE ADOPTION OF ZONING
ORDINANCE NO. 2002-005, FOR PART OF LOT 2, CITY BLOCK 308,
TRACT 2; MAKING OTHER FINDINGS AND PROVISIONS RELATED TO
THE SUBJECT; REPEALING ALL ORDINANCES OR PARTS OF
ORDINANCES IN CONFLICT HEREWITH; AND PROVIDING AN
EFFECTIVE DATE.
WHEREAS, the City Council of the City of Paris, Paris, Texas, has previously adopted
Ordinance No. 2002-005 on February 7, 2002, establishing a Planned Development District-
Housing Development (PD-b) on part of Lot 2, City Block 308, Tract 2, as described in the
aforesaid ordinance; and,
WHEREAS, the City Council desires to approve the site plan for said Planned
Development District as shown on Exhibit A, attached hereto; NOW, THEREFORE,
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF PARIS, PARIS,
TEXAS:
Section 1. That the findings set out in the preamble to this ordinance are hereby in all
things approved.
Section 2. That the site plan, including the drainage plan, for part of Lot 2, City Block
308, Tract 2, located in the 1400 block of W. Washington Street, attached hereto as Exhibit A,
be, and the same is hereby, approved.
Section 3. That all ordinances or parts of ordinances in conflict herewith are hereby
expressly repealed to the extent of said conflict only.
Section 4. That this ordinance shall become effective on January 1, 2003.

AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1710 OF THE
CITY OF pARIS, pARIS, TEXAS, AND CHANGING THE BOUNDARIES
ESTABLISHED BY THE ZONING MAP OF SAID CITY; ESTABLISHING
A ONE-FAMILY DWELLING DISTRICT NO. 3 (SF-3) ON TRACT 1 AND
PLANNED DEVELOPMENT DISTRICT - HOUSING DEVELOPMENT (PD-
b) ON TRACT 2, BOTH TRACTS BEING PARTS OF LOT 2, CITY BLOCK
308, REQUESTED BY JOE CHAMY, AGENT FOR J. R. LANE, OWNER,
SO AS TO INCLUDE THEREIN TERRITORY FORMERLY DESIGNATED
AS AN AGRICULTURAL DISTRICT (A); DESIGNATING THE
BOUNDARIES OF THE ONE-FAMILY DWELLING DISTRICT NO. 3 (SF-3)
ON TRACT 1, AND PLANNED DEVELOPMENT DISTRICT - HOUSING

WHEREAS, thc City Council of the City of Paris, Paris, Texas, has previously received a
request for an amendment to the zoning ordinance of the City of Paris; and,
WHEREAS, the City Council has subsequently referred said request for amendment to the
Planning and Zoning Commission for its review and recommendation in accordance with the City
zoning ordinance and State law; and,
WHEREAS, the Planning and Zoning Commission did conduct a public hearing on said
proposed amendment to the City zoning ordinance and, following said hearing, made formal
recommendation to the City Council regarding said proposed change; and, ~'
WHEREAS, the City Council of the City of Paris did subsequently conduct a public heating
on the aforesaid proposed amendment to the City zoning ordinance, and having considered the

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF PARIS, PARIS,
TEXAS: '
Section 1. That the findings set out in the preamble of this ordinance are herebyin all things
approved.
Section 2. That the boundaries heretofore established by the Zoning Map and Ordinance No.
1710 of the City of paris, paris, Texas, be, and the same are ~aereby, changed, and that a ONE-
FAMILY DWELLING DISTRICT NO. 3 (SF-3) be, and the same is hereby, established on TRACT
1, and that a PLANNED DEVELOPMENT DISTRICT - HOUSING DEVELOPMENT (PDb) be,
and the same is hereby, established on TRACT 2, both being parts of LOT 2, CITY BLOCK 308,
requested by JOE CHAMY, AGENT FOR J. R. LANE, OWNER, so as to include such ONE-
FAMILY DWELLING DISTRICT NO. 3 (SF-3) and such PLANNED DEVELOPMENT DISTRICT
- HOUSING DEVELOPMENT (PDb) on the hereinafter described property, which was formerly and
is presently designated as an AGRICULTURAL DISTRICT (A), and that: the boundaries of said
ONE-FAMILY DWELLING DISTRICT NO. 3 (SF-3) and said PLANNED DEVELOPMENT
DISTRICT - HOUSING DEVELOPMENT (PDb), be, and the same are hereby, established as
follows:
SITUATED within the corporate limits of the City of Paris, County of Lamar,
and State of Texas, being a part of the Asa Jarmen Survey, Abstract No. 479, also
being part of a 21.5 acre tract of land conveyed to H. W. Lightfoot by deed recorded
in Volume 86, Page 385 of the Lamar County Deed Records, and being more
particularly described as follows:
Tract 1:
BEGINNING at an iron pin for comer in the east boundary line of 19th Street
S.W., being the present northwest comer of the above-mentioned Lightfoot tract;
THENCE North 89% 5 53" East a distance of 1012.93 feet t6 the comer of the
north and west boundary lines for Tract 2;
THENCE South 00°31'04" West a distance of 542.43 feet tO the comer of the

comer; THENCE South 89o05'54" West a distance of 775.00 feet to the comer of the
south and east boundary lines of Tract 1;
THENCE North 00°31'04" East a distance of 5~2.43 feet to the place of
beginning ~t the northeast comer of Tract 1 and containing 9.31 acres of land, being
located in the 500 block of 19th Street S.W.
Section 3. That the zoning herein granted for Tract 2 is conditioned upon the submission of
a Site Plan in accordance with Section 8-302 of Ordinance No. 1710, which after full compliance
with the procedure established in Section 21 of said Ordinance No. 17 I0, must be approved by the
City Council prior to the issuance of any building permits.
Section 4. That the Chief Building Official of the City of Paris be, and he is hereby, directed
to change the Zoning Map of the City of Paris in accordance with the provisions of Ordinance No.
1710 and the land use map accompanying the same, and in accordance with the provisions of this
ordinance.
Section $. That any person violating any of the provisions of this ordinance shall be guilty
of a Misdemeanor, and, upon conviction, shallbe fined in any sum not to exceed $2,000.00, and each
and every day's continuance of any violation of the above-enumerated sections shall constitute and
be deemed a separate offense.
Section 6. That all ordinances or parts of ordinances in conflict herewith are hereby
expressly repealed.
Section 7. That this ordinance shall become effective March 1, 2002.
