MEMORANDUM <br /> <br />TO: Mayor and City Council <br /> Planning and Zoning Commission <br />FROM: Shawn Napier, ~ <br /> City Engineer ~! ~ <br /> <br />DATE: July 3, 2003 <br /> <br />SUBJECT: Final Plat of River Oaks Subdivision <br /> <br />I have reviewed the final plat of the above referenced addition. It appears that the plat complies <br />with the City of Paris subdivision regulations with the following exceptions and/or additions. <br /> <br /> 1. Label lot 5 on the north side of Aikin Drive as being in Block B. <br /> 2. Provide a drainage easement along the south edge of lots 4, 5 & 6 of block C and <br /> lots 5, 6 & 7 of block D. The easement width will be the remaining width <br /> between the southern subdivision boundary and the southern boundary line of lots <br /> 4 & 5 of block C and lots 5 & 6 of Block D. <br /> 3. A one-year maintenance bond is required after completion of all infrastructure <br /> improvements per Ordinance No. 1315 Section IV (11) or Section XIII. <br /> 4. Submit a certificate of all taxes and fees paid from the Lamar County Appraisal <br /> District and a $25.00 filling fee. <br /> 5. The water and sewer lines shall be constructed prior to acceptance of the final plat <br /> or a Guarantee of Construction shall be completed in the amount of $75,000.00 <br /> per Ordinance No. 1315 Section XIII. Guarantee of Construction. <br /> 6. The off-site utility easements for the 8-inch sewer line must be filed prior to the <br /> filling of the final plat. <br /> <br />I recommend approval of the final plat upon completion of the above items. <br /> <br />cc: Michael E.
