SUBJECT: Final Plat of River Oaks Subdivision
I have reviewed the final plat of the above referenced addition. It appears that the plat complies
with the City of Paris subdivision regulations with the following exceptions and/or additions.
1. Label lot 5 on the north side of Aikin Drive as being in Block B.
2. Provide a drainage easement along the south edge of lots 4, 5 & 6 of block C and
lots 5, 6 & 7 of block D. The easement width will be the remaining width
between the southern subdivision boundary and the southern boundary line of lots
4 & 5 of block C and lots 5 & 6 of Block D.
3. A one-year maintenance bond is required after completion of all infrastructure
improvements per Ordinance No. 1315 Section IV (11) or Section XIII.
4. Submit a certificate of all taxes and fees paid from the Lamar County Appraisal
District and a $25.00 filling fee.
5. The water and sewer lines shall be constructed prior to acceptance of the final plat
or a Guarantee of Construction shall be completed in the amount of $75,000.00
per Ordinance No. 1315 Section XIII. Guarantee of Construction.
6. The off-site utility easements for the 8-inch sewer line must be filed prior to the
filling of the final plat.
I recommend approval of the final plat upon completion of the above items.
